The challenge for this project was to create a bright, family-friendly, warm space with easy access into the garden on a modest budget.

The existing property is a mid-terrace two-storey dwelling in central Aberdeen.  The kitchen was a dark room with only one small window that offered little light.  The property had an old coal cellar to the rear with steep unforgiving concrete steps into the garden and access to the rear of the property was severely restricted.  All materials and equipment required for construction had to be taken either through the property or via a 900mm wide shared access path.

After careful consideration of different building methods and materials, the solution was to utilise timber kit construction with a flat roof and natural Scottish Larch timber cladding.  The extension is insulated above the minimum requirements set out in the Scottish Building Regulations ensuring that it is a warm space all year round.  The use of decking opens the house up to the garden.

The extension measures approx. 3 metres x 5.5 metres.  No planning permission was required as the extension was designed to meet permitted development, however a building warrant was required.  Avoiding a formal planning application helped keep the cost down.

As an Architect practice working to a client’s tight budget we collaborated with the contractor carrying out the works early in the design and specification process.  Working together in this way ensured that the design could be completed on-budget.

The extension was originally designed with a large roof window to maximise natural light and solar gains.  Working on costings alongside the contractor it became clear that this could not be included and meet the budget.

Although the budget for this project restricted the use of glazing, the large patio doors allow a large amount of natural light to flood into the ground floor of the property.  The clients have stated that this is the first time, in their many years living in the property, that they do not require electrical light every time they use the kitchen.

The internal space created by the extension has been used to extend the kitchen and provide an open-plan dining space.  Double doors connect the new space to the existing lounge.

This project highlights the importance of good communication and collaboration between client, Architect and the contractors involved in a project.  The result is an elegant modern extension that provides natural light into the entire ground floor of the property as well as easy access into the garden.
