The lift & slide door is one of the most popular innovations in home improvements over the past few years.  For architects, it’s the ideal combination of aesthetics and function – yet achieving the smooth movement, slimline appearance and reliable performance requires a precisely engineered system, according to experienced Italian hardware manufacturer AGB.

The company is the manufacturer of the Imago Lift & Slide system, the innovative sliding door hardware system that combines fluid, silent door movements with a large glazing area that frames the view.

Lift and slide mechanisms offer huge potential to complement the best in modern architecture, and Imago has proved popular in the UK since its launch in 2014.  With its slimline profile, an Imago door is relatively easy to manufacture but the finished product commands a premium price tag.

A key challenge is to ensure that the door system can carry the weight of all of that glass, to enable movement of the door in a safe and controlled manner.

That’s where the Imago hardware makes such a difference.  At the heart of the Imago Lift & Slide system is AGB Hardware’s Uni-V central locking profile.  This is engineered to remove any contact between the sash and the frame, for seamless openings and closings.  Similarly, the construction of the Uni-V profile permits wide working tolerances that maintain the Imago’s exceptional performance long-term, even with the natural deformation of wood.

It is crucial to the appearance of Imago that the hardware is essentially invisible.  For instance, the sliding top guide is inserted into the frame to hide every functional element from the outside.  Likewise, the frame of the sliding sash has been concealed to 74 mm thanks to a reduced backset lock.

Elsewhere, a thin aluminium profile creates the glass seat so that the lower transom of the fixed sash can be removed.  This ensures that the glass – and, more importantly, the view beyond it – become the central feature of the Imago Lift & Slide door.

Achieving thermal efficiency is also a critical factor in any contemporary door system.  Imago can be specified with the Climatech threshold, which offers minimal visual impact but guarantees incredible thermal performances, thanks to the innovative fibreglass reinforced material.

The final consideration is security for that essential peace of mind.  Imago incorporates AGB’s Poseidon advanced lock, while uses two opposite facing hooks and a central bolt, as well as a concealed security striker that is installed flush to the frame to complement the slimline design of Imago.

P C Henderson offers solutions to help meet the desire for adaptable living

The average price of a home in England now stands as £299,000 which is a 6.4 percent rise in the 12 months to September 2015. Furthermore, new strict finance rules under the Mortgage Market Review has resulted in the number of people planning to buy a home within the next year falling to their lowest level on record.

As it becomes more difficult and expensive to buy a house, many homeowners are opting to improve their current property rather than move. Mary Duggan, a judge for the RIBA House of the Year award has noticed an increase in the trend for a broken-plan layout, leading to a demand for snugs and private spaces, partly due to the changes in the modern family, interests, lifestyle and technology. In fact, 60 percent of homeowners have identified creating additional living space as their main priority, with another 47 percent wanting a home office or entertainment room.

Adaptable living is not a new concept to P C Henderson. Fergus Pickard, Research & Development Director at P C Henderson comments: “We have worked to offer a range for sliding and folding door hardware that effortlessly divide a multitude of spaces both in the home and in the workplace.  There was a trend for joining the kitchen and dining room together; we all watched many of the TV shows that had homeowners reaching for their sledgehammers to create a desired open plan feel without thinking of the heating,  energy efficiency implications or how the space would work as a practical living environment with multiple occupants.”

“By using our residential range of sliding and folding systems, homeowners can combine both open and broken-plan living by neatly storing the room dividers when the spaces are opened for entertaining or socialising. When closed, the smaller rooms can be used for independent activities such as reading or catching up on TV shows or to simply reduce the space to minimise the cost of heating the property.’

Reducing energy costs is another factor to consider as the average annual household energy bill stands at £1,098 despite the wholesale cost of gas and electricity going down 37 and 20 percent respectively since 2014. Utilising room dividers in open plan spaces can help reduce heating costs as when closed, only the area in use needs heating.

Windows, doors and curtain walling manufactured and installed by CMS Window Systems have played a key role in creating the ideal internal environment within a stylish facility created to support the families of children undergoing treatment at the Royal Hospital for Children, Glasgow.

The company has completed the £200,000 fenestration contract awarded by main contractor CCG for the new Ronald McDonald House.  This ‘home from home’ facility provides free to use amenities and accommodation, including 30 bedrooms and plenty of outdoor green space, for families of sick children from all over Scotland.

Designed by architects Keppie on behalf of Ronald McDonald House Charities and day to day operator Yorkhill Family House Ltd, the facility is located on the new Queen Elizabeth University Hospital Campus – one of the UK’s flagship new healthcare development projects. Architecturally impressive whilst delivering a calming feel, the building is characterised by white brick and slate roof tiles, with the grey aluminium curtain walling and doors by CMS providing the perfect complement.

More than 65 windows were manufactured by CMS using Metal Technology’s System 8 curtain walling system for the outerframes and their 4-20 thermally broken casement system for the opening vents.  These large opening vents all feature parallel opening hinges to deliver much greater natural ventilation within individual rooms for a healthier internal environment.

CMS also manufactured and installed over seven entrance doors created using the Metal Technology 5-20D system.  These doors provide safe, secure access being supplied complete with Dorma panic hardware.

Stephen Anderson, Director of the Aluminium Division at CMS said: “We’re extremely pleased to have been involved in the construction of this outstanding new facility and we wish Yorkhill Family House Ltd every success with it.  The design is excellent and provides exactly the kind of high quality accommodation that is only right for families going through tough times.”

The Ronald McDonald House at the Royal Hospital for Children, Glasgow is one of fourteen that the charity operates across the UK. It is a crucial facility within a hospital which handles around 90,000 out-patients, 15,000 in-patients, 7,300 day-cases and 35,000 A&E attendances every year.

A design brief that required the maximum amount of daylight to enter a four-bedroom flat within the ground floor and newly-created basement of a terraced property in Chelsea, resulted in Henri Bredenkamp, director at Studio 30 Architects, selecting bespoke steel windows and doors from Steel Window Association member Monk Metal Windows.In digging out the new basement to the Victorian building, a light well was created and three large W40 steel screens and doors were manufactured and installed by Monk Metal Windows. Employed on three facades, the metal windows serve as a unifying feature that also picks up on the block like pattern of the existing sash windows above.

To serve the ground floor living area, an eight-pane screen was employed measuring 3m high x 1.2m wide. Within the master bedroom, which is located in the basement, a screen over 2.6m high x 4.5m wide with double doors was designed to fill the entire end wall. The biggest item was a large, partly angled screen designed to follow the line of the staircase. This rises from 2.1m to over 4.2m while measuring 4.7m in width and containing 2.6m high double doors that allow access into the light well at the bottom of the staircase.

All the windows and doors supplied were hot dipped galvanised and polyester powder coated in matt anthracite grey, RAL 7016. They were glazed with 24mm insulating double glazed units.

The W40 range of double glazed windows from Monk Metal Windows offers slim sightlines while meeting Building Regulations for weathertightness, air infiltration, water penetration and wind loading. The W40 range features dual air seals incorporated in the opening vents which greatly enhance resistance to air and water penetration.

Elaborate composite windows are fashioned using mullions and transoms to join single units together and tubular steel profiles can be added for strength or as a feature. A complete range of ironmongery is available while purpose made pressed metal sills, flashings and metal faced insulated infill panels can be fitted to the basic panel.

Henri Bredenkamp comments: “The intention was always to fully glaze as many of the facades as we could in order to let ample daylight into the new master bedroom and corridor but we wanted something other than the standard bifold look. We decided to use metal windows because they look interesting and have slim sight lines. Monk was one of the few companies that could provide the height of door we required. They delivered on time and the steel windows are of high quality; the client is very happy with the result.”

As an optional specification, this window can also be configured as a Side Reversible. Reynaers multi-chamber, high insulation aluminium doors and aluminium window system CS 86-HI is now able to accommodate larger glass panes, including triple glazing and pivoting window options.

A special modification to CS 86 now allows the installation of glazing panels from the outside, avoiding the need to transport glass through buildings.

The development also allows the use of larger and heavier glazed panels, including triple glazing up to 500kg, offering greater flexibility in terms of both design and installation.

Pivoting openers with hinges fully integrated into the profiles have also been introduced. Depending on the position of the hinges, the pivot window can be supplied with a horizontal axis (max. 200kg), or a vertical axis (max. 160kg). The new system helps create a more flexible building design, allowing glass panes up to a maximum height of 2500mm.

Used extensively on energy efficient and BREEAM rated buildings, Reynaers CS 86-HI aluminium windows and doors incorporate a unique insulation that ensures extreme stability and enhanced water and air tightness. The performance of the system for air and water tightness has subsequently been upgraded to 300 Pa.

Several of the CS 86-HI window and door configurations achieve the Minergie® and Minergie-P® component labels, which corresponds to Passivhaus standards of a Uw value of ≤0.8 W/m2K. When it comes to safety, variants of CS 86 are also compliant with the Secured by Design initiative offering optimum levels of security and performance.

Following on from its presence at the FiT Show and its highly popular “Have One on Us” promotion there, tremco illbruck has delivered on-site training in the use of its A-Rated window sealants for two dozen installers around the country; including an Oxfordshire-based company which invited the manufacturer to demonstrate the capabilities of TP651 Trio tape where new frames were being fitted at a village hall.

Andy Glass Windows has been serving domestic and commercial clients across the rural county with high performance door and window systems for two decades offering PVC-U and composite frames as well as erecting garden rooms and extensions.

In this instance, Andy Glass arranged the tremco illbruck training session on its contract at Stanton St John where it was due to fit frames fabricated from the Residence 9 suite of profiles. The old community building’s stone structure presenting the sort of challenge for which TP651 Trio tape was developed.

The demonstration by tremco illbruck’s Business Development Manager, Steve Wild, was also attended by the manufacturer’s Marketing Manager for Windows and Facades, Fraser Higgins (and trade publication, Clearview).

Explaining the advantages to installers, as well as the long term performance of the building envelope, Steve Wild said: “TP651 Trio not only offers a more thermally efficient solution over the majority of silicone based sealants, it also allows the frames to be fitted some 20% quicker because it is so easy to apply.

“TP651 is a pre-compressed sealing tape, comprising of open-cell polyurethane soft foam, which is then impregnated with flame-retardant synthetic resin. Importantly, it remains vapour permeable while offering very good airtightness to cut energy losses.

“The correct tape size is applied around the frame of the window or door and to the cills before the frame is offered up – and begins to expand, taking up any irregularities in the opening.”  In common with the manufacturer’s commercial offering – illbruck i3 – which has featured in numerous PassivHaus and BREEAM ‘excellent’ developments, TP651 Trio offers architects as well as installers the confidence that as-built performance will match up to design targets.

Andy Aspel, General Manager of Andy Glass Windows, concluded: “TP651 Trio was an ideal solution for the particular installation we were doing at Stanton St John’s village hall. Tremco illbruck had the perfect solution in order for us to fit the windows more quickly and with minimal disruption. It’s been an exciting time here at Urban Front as we gear up to celebrate our 10th Anniversary this year. Not only have we had a fantastic year, we’ve also got an even more amazing year planned with lots of great products and a party to boot!

So where did it all begin and what have we actually achieved in those 10 years? 

The idea for Urban Front started much earlier than 2005, in fact it was 2003 that the seed was planted when the founders, Nabil and Elizabeth Assaf, were renovating a 1970’s house and couldn’t find a door that was contemporary enough and made out of wood.

Although both the founders knew nothing about doors, they decided to make their own and used it for their house. For quite a while after the door was fitted, lots of people would knock on the door to ask where it was from and the Assaf’s felt a niche was there to be taken advantage of.

Two years of research followed into the making of doors. Nabil was a banker and Elizabeth worked in television production however together they had developed property on the side for five years and completed a design course.

In 2005, after finding a company to make the doors for them, the Assaf’s launched Urban Front from a tiny office in Watford. It took another two years to set up a workshop in Watford and to start manufacturing in house. They’ve never looked back.

They were the first company in the UK to design a dedicated contemporary range of doors with high quality finishes.

Over the last six years, we’ve dedicated a lot of research and development time to our anti-warp highly insulated doors taking them from 45mm thick in 2005 up to 98mm (Passive House) in 2014.

We’ve concentrated time and effort on fire and security ratings, double and triple rebated doors with high insulation, sourcing from the best suppliers in Europe and beyond.

We’ve launched Pivot doors as standard production, large oversized doors, Passive House doors, painted and internal doors and garage doors all with a concentration not only on design, but on performance, and a dedication to high quality.

So what about the future? 

This year we are planning major security testing in addition to becoming FSC registered and we have our sights firmly on the USA.

One South Yorkshire family is reaping the benefits of a lighter and airier living space, thanks to new aluminium bi-folding doors from HWL Windows Group.

When Paul and Kay from Lincolnshire were looking for windows that had an authentic timber appearance, without the maintenance issues they thought they had set themselves an impossible task. That was until they came across a home near to them where HWL Windows Group had manufactured exclusive Residence 9 PVC-u windows that looked just as good as timber.

Paul explains: “We liked the look of Residence 9 windows, with their deeper frames and corners that looked more like joined wood, rather than the mitred corners you find on most PVC-u windows.  They also have an exclusive feel to them.  We were looking for an experienced company that could manufacture the windows to meet our specification and HWL Windows was able to come up with a solution and a price that met our budget. As they had already supplied a house in our area, we also knew they were a reputable company.”

The couple had been renovating their six bedroom property for a year, transforming the brick Georgian-style built house into a stunning family home.

HWL Windows Group provided a complete design, planning and project management service for the couple.  The project involved the production of 23 Residence 9 windows and three external composite doors with custom-designed stained glass lead effects to the top lights, plus a set of French doors to the rear of the property.

Paul explains: “It was very important to us that we retained the original character of the property, which meant replicating the same style of windows and doors.  The clotted cream colour we chose for the window frames matched exactly the original colour of the painted timber windows.   The front door style is the same too and it was great that HWL Windows was able to reproduce the stained glass panels above the door exactly as they were originally – they cast light into the house beautifully.”

Paul continues: “HWL did a very thorough job in planning the design and installation.  Tracy, the sales co-ordinator, picked up lots of points that needed attention, which could have been missed otherwise. They also beat a number of local companies with their pricing.”

Keen to extend their house in Wandsworth, South West London, to create a large, light filled family kitchen and dining area opening directly onto the garden, Simon and Marissa Pilkington used a screen of steel windows and doors to provide a strong industrial aesthetic. To manufacture and install the windows, they chose Steel Window Association member, Steel Window Service and Supplies.

When the Pilkingtons, who have three children, bought the 1900s semi-detached property, they could see the potential despite the small galley style kitchen at the back of the house. They decided to knock this down and build out into the large rear garden with a single-storey extension. Despite wanting a connection between the indoor and outdoor spaces, they were keen not to have bifold doors and, having looked at the different options, realised that a screen of steel windows and doors was the perfect solution.

Working with Steel Window Service and Supplies to refine the design, the couple decided to have two sets of double doors and a central panel of fixed lights which resulted in an impressive 5m wide by 2.7m high area of glazing. In addition, to separate the kitchen from the adjoining sitting room, they designed an internal screen measuring 2m wide by 2.6m high consisting of double steel doors with fixed lights on either side.

To fabricate the windows and doors, Steel Window Service and Supplies used W20 sections which offer narrow profiles and good sightlines. These were hot dip galvanised and were then finished in a factory applied polyester powder coating in RAL 7021 black/grey matt. The external windows were fitted with 16mm double glazing units while the internal screen was single glazed.

Simon Pilkington, a sports marketing consultant, comments: “We love the industrial look and the feeling of light and space that the steel windows give. They allow a great sense of connection between the garden and indoor living spaces and, despite the large area of glazing, they’re really effective at keeping in the warmth from the underfloor heating. Steel Window Service was great, not only with the fabrication and installation of the windows but in helping us get the proportions right, including everything from the size of the door to the kick plate along the bottom.”

HWL Windows Group based in Leeds has secured an agreement with The Stable Company, a specialist in modular timber buildings for education, to supply its PVC-u windows and aluminium bi-folding doors as part of an ongoing agreement.

HWL Windows Group was recommended by a professional contact within the industry who was aware that the company provided bespoke window and door solutions and had extensive technical knowledge.

Robin King, Production and Purchasing Manager at the Stable Company in York, said: “The project with HWL will involve the supply of windows and bi-folding doors for a large number of modular buildings for commercial use, normally as classrooms or educational buildings.  We were impressed with the manufacturing operation at HWL and their ability to turn around windows and doors to a high standard to meet our specification.”

The windows are specified to ensure the energy efficiency of the educational buildings.  The bi-folding doors to the front of the modular units have recently been supplied to a recent Stable Company project as fully finished grey to the outside and white inside, however may be required in a variety of finishes.

Cleveland-based H Jarvis has become the first Eurocell fabricator to gain Secured by Design on the innovative new Modus profile system. The 130-year old company successfully gained Secured by Design certification to PAS 24:2012

Modus outward opening top hung and side hung casement, plus fully reversible windows, fabricated by H Jarvis, are now available to Secured by Design specification. In terms of doors made using the Modus profile system, the company’s inward and outward opening fully glazed double leaf French doorsets also meet Secured by Design.

H Jarvis also holds Secured by Design certification on the Eurocell Eurologik window and door profile system.

PAS 24:2012 is the highest industry standard set by BSI as a method of assessing the level of security. Only window and door products that achieve this standard meet the Police preferred specification ‘Secured by Design’.

Modus is the UK’s first fully integrated window and door system, available with three stunning sash design options. For companies looking for efficiencies it allows eight different types of windows and doors to be produced from a single system – a major advance in fabrication efficiency.

The profiles are available with 28mm and 44mm bead options, giving H Jarvis customers a choice of both double and triple glazed Secured by Design Modus windows. The triple glazed option achieves a U-value as low as 0.7 with a triple glazed unit and a 1.1 U-value achievable from double-glazed units.

The timing of this certification on Modus is perfect as the Government has announced its intention to introduce a single security standard applied to all new homes through a conventional mandatory building regulation requirement. The Government considers that the standard for security on windows and doors should be based on the provisions of British Standard PAS 24.

This is a well-established industry standard with a proven track record. PAS 24 sets standards for door and window assemblies including tests and specifications for locks as well as the robustness of the doors and window themselves. The new requirement will be known as Part Q and will state that the building must be designed and constructed in such a way that it adequately resists both unauthorised access from outside the building; and unauthorised access from within the building to flats within the building.

Windows and doorsets demonstrating compliance with the police ‘Secured by Design’ initiative will also meet the provisions of this Approved Document Q.
