AET Flexible Space; leading provider of underfloor air conditioning systems are able offer an array of options to clients seeking to improve the indoor environment quality of commercial workspace. The underfloor systems feature many functions to help users take control of their indoor environment and optimise workspace to suit different areas for different users at different times. A previous study made by MORI in London found that 78% of office workers requested personal control of their environment. At one major AET project the FM stated that staff comfort was a major consideration in selecting the system. Further he said that “it is not possible to keep all of the people happy all of the time from a temperature point of view and in the past expected to achieve perhaps 80% satisfaction.” However with the AET Flexible Space system they applied a blind study and more like 98% of users indicated they were satisfied. “Quite an amazing performance really”

AET Flexible Space systems offer fully functional indoor environmental control; with integrated controllers for all units and full connectivity with house BMS using the latest flexvisor monitoring software. Recent product developments include the FlexTouch remote controller and soon to available FlexApp offering additional user friendly methods of adjusting the fantile integrated controllers remotely. The key to the performance of this functionality is understanding and operating the controls and communications hardware and software to optimise environmental conditions to suit.

Underfloor systems are commonly used in office environments, utilising the plenum beneath a raised floor as the ventilation zone. Fully conditioned air is fed into the plenum by zonal downflow units (CAM), and then supplied into the workspace via fan terminal units; more commonly known as a “Fantile”.   The plug and play fantiles easily interchange with 600mm raised access floor panels allowing fast reconfiguration of office layout and easily accommodating minor changes and major churn. Equipment has simple yet sophisticated controls for individual users and facilities managers offering superior control of indoor environments compared with traditional ceiling based or wall mounted air conditioning units.Untitled4

The fantile units feature integrated fatronic controllers as standard where users can personally adjust fan speed and temperature to suit their own comfort. It is interesting to note that when users are free to choose their environmental temperature they often choose higher temperatures than engineers design for; as a result considerable savings in operational energy can be made. A rise in setpoint temperature of 1oC will often reduce energy by as much as 10%. The FM can observe that users are selecting higher setpoints and can re-set the zone units accordingly, enabling fully functional control.Untitled5

The plug and play fantiles can also be easily re-located within minutes to accommodate present and future changes in office workspace, or “churn”; a common factor in many modern offices. Facilities managers are frequently challenged by the pace of such churn, and it can exceed their ability to adjust electrical and BMS configurations due to costs, time and other such constraints due to fixed, stand-alone services with minimal or no control. Complaints of draughts and cold feet are common and so many times one sees ceiling diffusers switched off or covered with sticky tape and paper in an attempt to divert air when workers are based in a less than ideal position.

Local adjustment of CAM units by service and maintenance engineers is easy accessed via the Flexmatic display mounted on the unit face. Systems can be now be configured with full connectivity using the latest flexvisor software, allowing remote adjustment and monitoring. FM’s can use the flexvisor system to monitor usage and consequently streamline operational efficiency and provides a user friendly and cost effective solution to keeping the BMS updated.

The flexvisor system can easily interface with most leading BMS, such as Trend, Johnson, Honeywell in Bacnet or Modbus format as required and has been specially developed for monitoring and user control of AET Flexible Space UFAC systems. The latest flexvisor release offers enhanced remote monitoring and adjustment capability; accessed via an Internet Protocol (IP) address, it is available in multiple languages and provides an extremely user friendly solution to keeping the BMS updated and consequently is able to optimise energy efficiency of the building services.

After initial commissioning of the systems the flexvisor is populated by uploading an image of each floor plan. Each zone unit (CAM) is displayed along with up to the maximum twenty four (24) associated master fantiles. The fantile icons are simply clicked on then dragged and dropped to their chosen location. Each icon stores data related to room temperature, setpoint and fan speed. When a fantile is relocated it is a simply matter for the FM to drag and drop the associated icon it to its new location and it takes with it all the data originally applied. The same can be done with CAM units but typically zone units are not often relocated. Using the flexvisor system, service engineers and FM’s can also receive immediate email or SMS notifications about warnings or alarm signals when they occur, allowing them to respond quickly and minimise any potential system downtime.

Air conditioning is often the biggest source of complaint in office environments with around 20-30% of workers not happy with their temperature; either being too hot or too cold. AET Flexible Space systems can overcome this problem by providing user adjustment locally at the fantile or CAM and remotely via the flexvisor monitoring system offering superior control of fast changing environments. A state-of-the art green roof is set to provide warmth and protection as well as a perfect natural environment for flora and fauna in a new £8million community care centre in picturesque Darley Dale in Derbyshire. And at the heart of the inverted ‘green roof’ solution is Sundolitt XPS, the extreme strength, extruded polystyrene sheet designed to provide high insulation levels, strength and rigidity.

The UK’s leading independent green roof installer, BBS Green Roofing Ltd, was briefed to provide and install the high-tech yet natural roofing solution for the Meadow View Community Care Centre. It is a new facility from Derbyshire County Council and includes 16 long-term specialist residential care beds, 16 short-term beds aimed at helping people return home after respite care and rehabilitation and a 20 place day centre, café and health and well-being zone.

Given the location in the Derwent valley close to the edge of the Peak District National Park, the project needed to reflect the outstanding natural environment in Darley Dale and the inverted roof design incorporating Sundolitt XPS is the natural solution according to BBS managing director Scott Manhood, “We’ve been garden designers for more than thirty years and the last twenty of those have seen us developing green roofing and walling solutions across the UK.

The use of XPS in a project like this means we can incorporate a strong sub structure whilst at the same time achieving high levels of thermal protection. It’s an ideal material for the job and, together with the other specialist materials, enables us to give a 20 year Insurance-backed guarantee that covers the green roof, insulation and all other parts of the roofing system”.

Sundolitt XPS is already a preferred solution in industrial floors such as cold stores and chilled warehouses where high insulation, high strength attributes are critical but is also becoming increasingly specified in inverted roof applications. Sundolitt XPS Sales Manager Bryan Mawer said, “XPS gives high rigidity and impact strength as well as exceptional thermal performance.

It will not deteriorate over time nor is it affected by high moisture levels. For all these reasons it is being used in commercial flooring and domestic foundations, as well as inverted and flat roofing applications, where heavy loads and potential moisture levels are encountered”

Sundolitt XPS is manufactured in a wide range of thicknesses and sheet sizes, the primary range having a thermal conductivity of 0.033 – 0.037 W/mK (EN 13164). According to the type of use, it achieves outstanding compression resistance from 200 – 700 kPa (EN826) and offers exceptionally low moisture absorption through its closed-pore system – making it an ideal thermal insulator for a wide range of commercial and domestic construction applications.

It is available ex stock from Sundolitt in the UK in square or shiplap edge – the latter having the advantage of preventing thermal bridging and capillary action. Being a vertically integrated company, production is covered by Sunde Environmental Management System (EMS) ISO14001.

Rinnai, designer and manufacturer of the Infinity range of continuous flow gas fired water heaters, welcomes the implementation of the ERP and Energy Labelling Directive on 26 September as its expansive range of water heaters can satisfy a complete range of load profiles and all units are A RATED.

On 26 September 2015 The Energy Related Products (ERP) Directive, incorporating Ecodesign and Energy Labelling Directives for water heaters (Lot 2) comes into force, meaning that water-heating products sold in the UK will need to meet minimum energy performance criteria in order to be legally placed on the market, and will require an energy label.

“The Energy Labelling Directive offers transparency to specifiers, installers and end users who will now have a clear guide for choosing the most efficient units available,” says Tony Gittings, Managing Director of Rinnai UK.

“Rinnai now brings to market the most expansive range of A-rated appliances, that have load profiles suitable for both domestic and commercial projects.  Our appliances range from load profile(s) for small domestic models to XXL sized commercial units,” says Gittings.

Rinnai is also set up to offer installers expert help with system labelling. The onus of labelling in this scenario falls on the installer, rather than the manufacturer, who will be responsible for system labels for those installations that combine a water heater with renewables, for example.

Rinnai has been working well ahead of the deadline for ERP and took delivery of its coveted A-rated labels in July. To get to that stage, Rinnai had all its appliances tested twice. The first test was carried out at the Rinnai headquarters in Japan, where units underwent rigorous interrogation by the company’s expert engineers and then again by notified body who awarded the rating.

“An energy efficient continuous flow gas fired hot water system, whether teamed with renewables technology or used on its own, actually has a lot to offer as we move towards the Government’s carbon reduction goals. Rinnai Infinity units have been developed to exceed all current demands and lead the field in this respect.  As seen with the launch of the Rinnai HDC1600i which has been introduced to adhere to the low-NOX requirements of ERP in 2018.

“And don’t forget, the A-rating applies to a unit in use under specific test conditions – ie when fuel is being used. As an ‘A-rated’ Rinnai unit only uses fuel when water is being drawn it doesn’t suffer any standing losses, making the system more efficient than any stored hot water system.

“In effect, an A-rated Rinnai continuous flow water heater, will always have an advantage in efficiencies over A-rated storage systems, as there is no standing losses or any need to re-circulate and re-heat water to avoid stratification,” Gittings explains.

When these Rinnai water heaters are paired with solar thermal technology and the latest intelligent controls are used for ultimate renewable heat optimisation, even higher efficiencies can be achieved, Gittings adds.

Rinnai’s advanced engineering and attention to detail has resulted in the complete range of Rinnai Infinity water heaters being given the coveted A-rating. It shows an energy efficient continuous flow gas fired hot water system, whether teamed with renewables technology or used on its own, actually has a lot to offer as we move towards the Government’s carbon neutral goals. Rinnai Infinity units have been developed to exceed all current demands and lead the field in this respect.

Gittings concludes: “It is great news that Rinnai has recognition in the form of the A-rating across all our appliances – domestic, light commercial, heavy duty and industrial.

With AET Flexible Space systems, fully conditioned air is fed into the plenum by zonal downflow units (CAM), which is then introduced into the space via floor recessed fan terminal units or Fantiles, which are easily relocated with the 600 x 600 mm raised floor tiles and also feature integrated controllers allowing users to personally adjust temperature and fan speed settings.

The CAM-V units introduce conditioned air at floor level into the plenum beneath the raised floor and then receive return air at high level for reconditioning.  This configuration is ideal for easy reconfiguration as there is no division of the plenum into supply and return channels.

The system supplied to the Silberrad Centre was a bespoke design comprising four custom CAM units supplying conditioned air at high volume with low energy output to the individual zones.

Conditioned air is introduced into the space using a total of 124 floor recessed fan terminal units and this project was the first to adopt the standard AET TU4 Fantile fitted with EC fan technology for improved energy efficient operation.  The system has also been supplied with the latest Flexgateway for Modbus communications module for enhanced control and connectivity.

The AET Flexible Space system was specified by consultants Mott MacDonald after initially enquiring as to the feasibility of introducing additional fresh air to the building; designed to be naturally ventilated.  After demonstrating the flexibility of the system to the client, they opted for the under floor air conditioning system as it would satisfy their requirements for a flexible and comfortable indoor environment suitable for high and transient occupancy.

The £16.5 million project is the largest building to be constructed at the Colchester campus since 1965 and was completed during the summer of 2015 ready for occupation at the start of the new academic year.  The Patel Taylor design hopes to achieve a sustainability goal of BREEAM Very Good.

Underfloor systems utilise the plenum beneath a raised floor as the ventilation zone removing the need for most, if not all, ceiling based ducting or pipework.  Commonly found in office environments, there has recently been an increase in use in academic facilities, particularly University and Sixth Form learning and study centres. 

With AET Flexible Space systems, fully conditioned air is fed into the plenum by zonal downflow units (CAM), which is then supplied into the workspace via fan terminal units (Fantile).

The fantile units feature integrated controllers where users can personally adjust fan speed and temperature to suit their own comfort.  Systems can be configured with underfloor or high level return and can easily integrate with passive or other ventilation systems.

AET has recently been specified to provide an underfloor system for the new Sixth Form centre at Sir William Perkins School, Surrey.  Founded in 1725 and situated on twelve acres of greenbelt land on the outskirts of Chertsey, Sir William Perkins is an independent day school for up to 600 students between the ages of 11 and 18.

In 2011 IID Architects were appointed by the school to create a development Masterplan to be carried out in phases.  Phase II of the Masterplan includes new drama studios and a sixth form centre to be linked by a dining atrium.

The AET Flexible Space system was specified by consultant; The Brinkfell Partnership, and an underfloor supply, high level return system (CAM-V) was selected for maximum flexibility. A total of two zones within the Sixth Form centre will be cooled by CAM-V33 downflow units, with conditioned air supplied into the space by thirty one (31) TU4-AC standard fan terminal.

Users will have personal environmental control of fan speed and temperature by using adjustment features of the Fatronic controller integrated into each fan terminal unit.

The order was placed in February 2015 and delivery of AET equipment was completed in August.  Phase II construction will commence on site immediately and is due to completed by the end of the year ready for the 2016 Spring Term.

A good air quality is crucial for students to keep the focus during studying, in the end achieving better results. Therefore, all 419 student rooms of the project Paul St. East (Shoreditch, London) of full building envelope contractor FK Construction feature their own ventilation unit.

The duct of the system is connected to a specially developed RENSON louvre panel solution on top of every window in the building.

For this application in 12-24 Paul Street, the project team of RENSON Fabrications Ltd. developed a special solution, which combines a glazed-in louvre panel type 414 with a 150 mm thick insulation panel to the rear with duct plenum. For accurate connection of the ventilation duct, the insulation panel was equipped with a duct opening during assembly for on-site connection.

When no duct needs to be connected, the insulating back panel was installed fully closed, providing the required thermal resistance. “We were looking for a specific solution for this application and RENSON Fabrication Ltd. was able to develop and manufacture a customised solution for us,” says Sean Keenan at FK Construction.

“By integrating these glazed-in louvre panels with special insulation on every window of a building, we could not only take care of ventilation and thermal resistance, but also add an additional architectural dimension to the façade of the building.”

UK-based manufacturer RENSON Fabrications Ltd., with production facility in Maidstone, develops and manufactures a wide range of products and systems, including window ventilators, louvres and continuous louvre systems. The company provides standard as well as customised solutions to the construction market.

The World Green Building Council (WGBC) recently published a report titled Health, Wellbeing and Productivity in Offices and in this article we highlight the relevance of underfloor air conditioning systems to a number of key findings.

Underfloor systems are commonly used in office environments, utilising the plenum beneath a raised floor as the ventilation zone.  Fully conditioned air is fed into the plenum by zonal downflow units (CAM), which is then supplied into the workspace via fan terminal units (Fantile).

The fantile units feature integrated controllers where users can personally adjust fan speed and temperature to suit their own comfort.  Systems can be configured with underfloor or high level return and can easily integrate with passive or other ventilation systems.

The WGBC report findings clearly state that there is overwhelming evidence that the design of an office impacts the health, wellbeing and productivity of its occupants; and with a huge 90% of business operating costs attributed to staff, the potential impacts of indoor environment design should be a major concern.

Indoor air quality, thermal comfort, noise and interior layouts are all aspects of the report evidence which can be effected by the choice of building services, specifically heating and ventilation design.

The British Council for Offices (BCO) has indicated that underfloor systems offer higher standards of indoor air quality, dramatic increase in ease of reconfiguration and reduced operating costs.  User complaints of draughts and cold feet can be eliminated by adjusting local temperature and fan speed settings, or in extreme cases relocating units away from specific desk areas.

Comfort and wellbeing is frequently linked to productivity in office workers.  At one major AET project the facilities manager stated that staff comfort was a major consideration in selecting the system. Further he said that “it is not possible to keep all of the people happy all of the time from a temperature point of view and in the past we expected to achieve perhaps 80% satisfaction. However with the AET Flexible Space system a blind study showed that around 98% of users indicated they were satisfied.  Quite an amazing performance really”.

We demonstrate here that well designed indoor environments can be a huge benefit to businesses and the modularity and personal control of AET Flexible Space systems could lead to enhanced health and productivity for workers.

The Edge is a community of energy-efficient three and four bedroom homes that have been designed and specified to exceed the requirements of current building regulations; running costs are estimated to be no more than an average of £1 per day for space heating, hot water and lighting.

In the past, Gusto Homes has installed gas central heating in houses. At The Edge, the exceptionally high thermal mass and super-insulated nature of the structure, which is triple-glazed and virtually airtight, means that the space heating demand is incredibly low so an alternative form of heating was sought. Infrared heating was the obvious solution as it saved the need for gas to be laid into the development, is easy to install and complements the hot water system, Water is heated by an electric immersion heater taking energy from solar photovoltaic panels on the roof of each home.

Herschel’s range of panel heaters is versatile. The panels are available in a wide variety of different sizes and power outputs while operating at a fraction of the cost of traditional heating and offering higher levels of thermal comfort. Herschel supplied the Inspire 750W panel heaters for the living areas and Select 450W panel heaters for other areas. Although most panels were white, a choice of finish was offered; a picture or mirror. Gusto Homes opted for a picture of the sun for the show home as this helps educate potential buyers on the advantages of infrared heating.

The panels are ceiling-mounted to provide a clean look and uncluttered wall space. To maximise efficiency and comfort, Herschel iQ control – powered by lightwave technology – provides full time and temperature control zoning for each room, along with automated control via an app and computer.

Predicted to reduce energy consumption by 90% compared with the previous heating system, Herschel far infrared heaters have been installed in a vehicle test centre and sub-let storage unit. The public sector client also expects to see energy costs cut by 71% and carbon emissions reduced by 76%.

The 4,273 sq m (46,000 sq ft) steel-framed warehouse unit in NW England was built in the late 1980s with blockwork walls, roller shutter doors, metal cladding, profile roof panels and roof lights with limited insulation. At its apex, it is around 9.50m high. Heating this space was naturally a challenge and Mitie Technical FM was instructed by the client to look at ways of achieving cost savings and a reduction in energy consumption.

The existing heating consisted of seven gas heaters, ranging from 23.50kW to 48kW, and three 2kW electric convector heaters, together amounting to a heat output of 268.50 kW. These were not zoned or controlled and required large amounts of air to be heated for significant periods of time. Open warehouse doors and air-flow compounded the problem, resulting in significant heat losses and heating costs.

Mitie approached Herschel to see whether infrared electric heating could provide a more efficient and effective way of heating the four distinct areas within the warehouse: the MOT bay, the main store, the parts store and the sub-let unit.

The decision was taken to install 22 Herschel Advantage infrared heaters with a total heat output of just 44.85kW, a figure made possible because they offer directional heat for staff where needed and also heat the fabric of the building rather than the air. These included IR2 and IR3 workspace heaters and IRP4 industrial heaters.

Zone heating added to the effectiveness of this solution and the heaters were combined with TS3 pre-programmable push button timers (on for 30 mins when activated) to ensure use only when required. Overall, this means an estimated heating time of 5.5 hours per day while providing significantly improved comfort levels for staff. In addition, there is less air movement so reduced movement of dust and airborne particles.

The savings made are on top of any annual servicing and safety testing costs required for gas heaters. The estimated payback period for the supply and install cost using the Herschel solution is 3.63 years and the client is now considering Herschel infrared products for other projects.

  • The Stream is a pellet stove with a minimal and geometric style front. It has no visible vents and is available in serpentine stone or painted steel finish. Best Western’s Derwent Manor hotel, set in 20 acres of rural Northumberland overlooking Derwent Valley, has increased its green credentials with the installation of a Windhager biomass system.  The 3 star spa and leisure hotel boasts 48 spacious double bedrooms, six bars, six meeting rooms, a large restaurant and full spa and leisure facilities.

The hotel has recently upgraded their existing old oil and electricity fueled heating systems to a fully integrated Windhager biomass system. This state-of-the-art sustainable heating system uses wood pellets to provide heating and hot water to the hotel, its cottages and all their leisure facilities.

The total installation commissioned by GreenGuru NE is made up of two separate 180kW systems, each comprising of three Windhager BioWIN Excel 60kW wood pellet boilers in a ‘cascade’ format.

Having the boilers installed in this format has helped to ensure increased efficiency of the whole heating system enabling the hotel to make considerable fuel savings and provides an automatic failsafe in case a boiler has to be shutdown.  With the costs of wood pellets being approximately 30% cheaper than oil and less than half the price of electricity, this provided the hotel with considerable fuel savings along with being applicable for the Renewable Heat Incentive.

“The upgrade to a Windhager biomass system has been a great choice for us. Our old oil and electric boilers were costing us over £29,000 each year, so when GreenGuru provided us with the figures to move to biomass we didn’t think twice. The overall cost savings are fantastic especially with the great benefits from the RHI scheme” commented Keith Donkin, General Manager, Derwent Manor Hotel.

The newly integrated biomass heating system is predicted to generate returns of over £39,000 per year in government Renewable Heat Incentive (RHI) payments for 20 years.

The hotel opted for the automated pellet feeding BioWIN Excel 60kW boiler, which is fully equipped with its stainless steel combustion burner bowl, patented self-cleaning mechanism. Also its low maintenance requirements have significantly reduced the need for manual upkeep for staff. The underground pipework installed carries hot water from the boiler house to the hotel, its cottages and leisure facility.

The hotel’s holiday cottages, which were previously using an electric boiler system, had new wet systems installed within each accommodation to enable them to use the heat from the new biomass system.

The BioWIN Excel’s small footprint, fully automated integration functions and boiler storage hopper enabled a quick turnaround. The hotel’s old oil and electric boilers were disconnected and removed with no downtime, which resulted in no disruption to the hotel throughout the installation.

“As a leading luxury hotel, providing high quality facilities and service is vital whilst actively investing in ways to improve our environmental performance. This upgrade has enabled us to continue achieving these goals. The whole heating system has increased our boiler efficiency to 92% and has given us beneficial flexibility in how we can heat our whole site” Keith added.

Herschel designed the Aspect XL to be a stylish addition to outdoor areas. The extruded aluminium body of the Aspect XL houses highly emissive convex ceramic emitters which are solid state and designed to give a lifetime of use.
