as\u00a0universities adjust their business\u00a0models in response to changes in\u00a0funding structures, university campuses\u00a0have seen a significant investment to\u00a0address the increasingly competitive\u00a0nature of the higher education sector.\u00a0Continuing pressures on finances in\u00a0the sector mean that development projects must focus on\u00a0durability that will deliver value and sustainability on a\u00a0\u2018whole life\u2019 basis. However, a university campus must also\u00a0sell itself as an attractive place to live and work so there\u00a0is also a clear aesthetic imperative to enhance the built\u00a0environment with schemes that are attractive as well as\u00a0being energy efficient and practical.<\/p>\n

At Huddersfield University, recent improvements to facilities\u00a0include four new buildings, including a new sports hall,\u00a0Dean\u2019s office and corporate suite, designed by architects\u00a0Watson Batty. The four buildings have been constructed\u00a0with a single steel frame and all adjoin each other but rise
\nto different heights varying from 2-4 storeys. To enhance\u00a0the biodiversity and aesthetics of the development, green\u00a0roofs were specified for three sections of the building,\u00a0including the sports hall, and a warm roof was specified\u00a0for the corporate suite. The variation in height of the interconnecting\u00a0roofs means that some roof areas overlook the\u00a0roofs of others, and the fact that the lower roofs are mostly\u00a0shaded presented challenges in terms of both planting\u00a0and drainage. Addressing those challenges became a\u00a0team effort between the architects, the roofing contractor,\u00a0Cawston Roofing, the green roof supplier ABG and the\u00a0waterproofing specialist, Kemper System.<\/p>\n

Holistic Specification<\/strong><\/p>\n

While the intention for the buildings had always been to\u00a0install a combination of green roofs on three of the four roof\u00a0areas and a traditional warm roof build-up on the fourth, the\u00a0architect had originally specified a single ply membrane as\u00a0the waterproofing system for the project. However, having\u00a0used the Kemperol V210 cold liquid-applied waterproofing\u00a0membrane from Kemper System for around 30 years,\u00a0Cawston Roofing suggested to the architect that this would\u00a0offer a more practical and durable alternative for a similar\u00a0installed cost as the original specification. Meanwhile,\u00a0ABG had developed an innovative \u2018blue roof\u2019 drainage\u00a0system, which puts a high density polyethylene (HDP)\u00a0reservoir under the growing medium to replace the more\u00a0conventional SUDS system, reducing the installation time\u00a0and avoiding costly and time-consuming excavation of\u00a0separate drainage tanks.<\/p>\n

Explains Nick O\u2019Mara from Cawston Roofing: \u201cThe\u00a0Huddersfield University project demonstrates how important\u00a0it is to consider specification decisions in a holistic sense\u00a0rather than thinking about material costs in isolation. For the\u00a0green roof system, avoiding the need for a SUDS system
\nsaved time, money and costs on site. For the waterproofing\u00a0membrane, a change to Kemperol V210 meant that we\u00a0could be more flexible with the programme and more\u00a0creative with the roof build up as well as providing an FLL\u00a0certified root-resistant and robust waterproofing membrane
\nwith a guaranteed service life.\u201d\u00a0Innovative Approach<\/p>\n

The proposal from Cawston Roofing and ABG was to invert\u00a0the roof by applying the Kemperol V210 waterproofing\u00a0membrane first, followed by the insulation, the blue roof\u00a0drainage reservoir and then the growing medium.<\/p>\n

\u201cApplying the waterproofing membrane first provided a\u00a0key advantage on site\u201d, explains Nick. \u201cIt meant that the\u00a0roof of the building was completely water-tight earlier in\u00a0the installation process, saving valuable construction time;\u00a0allowing fit out works on the lower levels of the building to\u00a0take place sooner.\u201d<\/p>\n

For the three green roofs, Cawston Roofing applied Kemper\u00a0System\u2019s Kempertec EP primer direct to the concrete slab\u00a0substrate and, once this had cured, the Kemperol V210\u00a0cold liquid resin was applied. The Kemperol V210 resin\u00a0saturates a non-woven reinforcement fleece and cures to
\nprovide a seamless, monolithic membrane that is tough and\u00a0permanently flexible. Finally, Cawston Roofing installed\u00a0180mm insulation board onto the cured waterproofing\u00a0system, followed by a slim line breather membrane, before\u00a0passing the installation to ABG to complete the green roof
\nelement of the project.<\/p>\n

ABG installed a 40mm deep \u2018Blue Roof\u2019 drainage reservoir\u00a0onto each of the three green roofs which provides collection\u00a0and storage or rainwater to irrigate planting during dry\u00a0periods, and offers a continuous drainage layer across\u00a0the roof structure with attenuation capabilities which helps
\ncontrol the discharge of storm water. The growing medium\u00a0and planting was then individually selected for each roof to\u00a0take account of the roof area, location and level of shade\u00a0created by surrounding buildings, with biodiversity measures\u00a0built in to the specification. Explains Martin Lambley from\u00a0ABG: \u201cThe sports hall roof has been designed as a wild\u00a0flower meadow with planting of native species and areas\u00a0of biodiversity, including log and rock insect nesting boxes\u00a0and sandy and shingle areas. The other two roofs are at a\u00a0lower level and are shaded by areas of the new building\u00a0and adjacent existing buildings so here we used drought\u00a0tolerant sedums and alpine planting.\u201d<\/p>\n

Multiple Benefits<\/strong><\/p>\n

The corporate suite section of the building has a metal\u00a0deck roof and here the roof build up featured a vapour\u00a0control layer installed directly onto the substrate followed\u00a0by Kempertherm warm roof insulation. Cawston Roofing\u00a0prepared the insulated substrate with Kemper System\u2019s\u00a0Kempertec D primer and, once this had cured, applied\u00a0Kemper System\u2019s Kemperol V210 waterproofing membrane\u00a0with the same wet-on-wet process used for the green roofs.<\/p>\n

Nick adds: \u201cThroughout the roofing process, switching to\u00a0a cold liquid-applied waterproofing membrane enabled\u00a0a much more flexible programme which speeded up the\u00a0installation. Because the Kemperol waterproofing system\u00a0bonds seamlessly to any substrate, including verticals,\u00a0waterproofing of details on the roofs, such as pipe\u00a0penetrations and drainage outlets was also made quicker\u00a0and easier, as was the application of the waterproofing\u00a0system on the upstands. This project really demonstrates\u00a0how beneficial it can be to consider buildability benefits as\u00a0well as functionality when specifying a roofing system.\u201d<\/p>\n
