A Properly insulated attic/ loft is one of the most important steps you can take to keep your home warm, while dramatically driving down utility bills. This eloquent penthouse suite is situated amongst the white stucco Georgian houses of Knightsbridge, London. Surrounded by streams of private gardens, lavish restaurants and shops, the location couldn’t be more suitable for such a luxurious building design.

Whilst one floor is designed for suitable family living with a kitchen, breakfast and lounge room, the top floor consists of an open-plan space for entertainment and fine dining.

Part of the design brief was to provide an open air dining space from within the confines of the building, with the option to close this off and make the room beneath completely weather tight. Maintaining high levels of natural daylight was also an important factor, so the clients turned to architectural rooflight specialists Glazing Vision to come up with a solution.

As the layout of the flat roof above also featured a substantial length of fixed glazing to be installed very close to the proposed location of the rooflight, options were limited in terms of available space in which to safely install the product.

Glazing Vision have a wealth of experience with this type of project and recommended a bespoke design; this allowed a 100% clear opening by retracting two glass sections independently in a sliding stacking arrangement. This configuration maintains a minimal footprint on the roof, as the glass only takes up half of the adjacent roof space to the actual opening when fully retracted.

Originally installed in 2004, the dimensions of the rooflight measure 3544mm x 2960mm; with over 10m2 of glazing in place, the positive impact this rooflight has on the building becomes apparent as soon as you see it.

Over 10 years later, open or closed, this bespoke rooflight continues to provide a stunning focal point to complement the lavish project.

Newcastle College required replacement blinds for a large roofed area. The construction of metal and glass allied to the pitch of the pitch of the roof could have almost been designed as a sound reverberation chamber. The light needed controlling; the fabric had to be robust and durable with a very heavy bottom bar being specified on a blind of 6.0 m drop and the acoustics had to be addressed.

Nearly 400sqm of glazing, were shaded with the installation of 36 motorised blinds, each 2.0 m wide x 6.0 m drop using the Acoustis 50 fabric. The fabric colour chosen, 0730 (Slate Grey), providing excellent light control with its Tv (visible transmittance) level of 5% meaning that 95% of the light is prevented from entering the chamber. One fabric supplying both light control and acoustic comfort, change the colour and the same fabric offers acoustic comfort with improved heat control, the fabric in colour white having a Solar reflectance of over 70%.

 

So what is acoustic comfort? You all know the problem, a busy restaurant, a happy drinks party, you are having difficulty understanding somebody only a few feet away, so you speak louder, they speak louder, everybody speaks louder and nobody can hear a flipping thing. Someone shouts, ‘the acoustics are rubbish in here’ and everybody nods. But what can be done about it?

The problem is not noise volume; it is the lack of clarity to the sound. Referred to by acousticians as speech intelligibility or sound reverberation, unintelligibility is caused by sound rebounding from surfaces of differing distances away from the source, their reflections, or echoes, taking varying lengths of time to return. A single sound becomes a chain, multi syllables and multi-words becoming a constant stream of sound. Multiply that up by a number of people speaking at the same time and there is your problem.

How do you solve it? Remove or reduce the reflections. Hard smooth wall and ceiling surfaces part of the problem – glass one of the biggest culprits.

If you could cover the glass with something that absorbs the sound, but is thin and capable of being quickly removed and put away discreetly when not required.

If you could cover the glass with something that also gives good light control, removing glare and provide daytime privacy.

If only there was a fabric that absorbs the sound, is thin, gives daytime privacy and good heat control.

There is, the Mermet Acoustis 50, an acoustically absorbent fabric, less than 1 mm thick, with both exceptional fire rating and stability.

Acoustic absorbance is a sought after benefit in many instances, but acoustical transparency can be required in others. The interiors industry regularly seek a fabric to cover walls or ceilings that is acoustically transparent in order that acoustically absorbent foams hidden behind them can still work – similarly home cinemas and screening rooms often wish to hide loudspeakers within the wall without muffling the sound. The further requirements of fabrics in installations such as these being dimensional stability, allowing the fabric to be pulled taught into position without sagging over time, top level fire ratings along with an attractive easy to clean finish. The Mermet Screen Vision and Satine fabrics are both used in these respects, in the case of the Sv 10% in some considerable quantity.

 

Key to Mermet fabric use, be it for acoustic absorbance, transparency or another of its myriad other features, is the glass fibre core to the yarn. Mermet have been weaving in glass fibre for over 60 years, with coated yarns for the solar shading industry for over 40 years. The glass fibre cored yarn does not stretch, being made from sand it does not burn. These features facilitating the weaving of wide fabrics, to over 3.0 m, that do not stretch, do not move, lies flat, do not burn. All features required of interior fabrics particularly in the public sectors, be they for shading, tensile structures or large format printing/signage.

 

Manufacturing the yarn as well as weaving the fabric gives Mermet the control and expertise to engineer features into the fabrics, the yarn coating carrying UV stabilisers, additional fire retardation elements as well as colour pigment. This means Mermet understand and can control solar reflectance, transmission and absorption. With some of the latest coatings the same attention can be directed at thermal reflectance and transmittance. All properties being engineered into aesthetically attractive, workshop friendly, durable and therefore more sustainable fabrics.

 

The Satine, Screen Vision and Acoustis 50 fabrics referred to are just three of nearly 20 fabrics in the current 2015-18 collection, so many more fabrics, more choice and much more performance.

Yeoman Rainguard Rainwater Systems were first choice when a local rugby club required an attractive yet durable system as part of the club house refurbishment plans.

West Leeds RUFC were over the moon after a second attempt at applying for support from Sport England’s “Inspired Facilities” fund was rewarded with a £74,000 grant.

“The awarded money was great news for the club.” Explained Club Chairman, Phil Christopher “With the original building built in 1974 and costing more time and money to maintain, the fund gave us the opportunity to refresh and replace certain elements of the building.”

The refurbishment work was carried out by S & C Builders of Wortley (Leeds) who along with extensive alterations to the interior of the club house also made a dramatic change to the grounds and exterior.

As well as new Aluminium windows and door sets, rendering, car park and patio resurfacing and disabled access a new durable and stylish Aluminium rainwater system and fascia manufactured and supplied by Yeoman Rainguard was installed.

75mm dia. down pipes and 125 x 100mm MOG gutters from Yeoman Rainguard’s eco-friendly SL range were installed and complemented with a Motif and a specially fabricated rainwater hopper with a smooth finish in RAL 7016 – an Anthracite Grey Colour – exactly matching the windows and doors whilst offering a pleasing contrast to the rendering.

The timber fascia to the Club House which is various sizes around the roof line has been clad in bespoke “L” shaped Aluminium Fascia manufactured at Yeoman Rainguard’s workshops, again in a matching Anthracite Grey

“The whole refurbishment, including the fitting of a sustainable rainwater system will dramatically reduce maintenance costs and also, as the building has become less demanding maintenance wise, will save many hours of work by volunteers.” Concluded Phil.

AET Flexible Space; leading provider of underfloor air conditioning systems are able offer an array of options to clients seeking to improve the indoor environment quality of commercial workspace. AET Flexible Space systems have been installed in around three million square metres of commercial buildings worldwide and the modularity and flexibility of these plenum based systems is a feature not seen in the traditional and often static installations of ceiling based air conditioning. This offers users and FM’s the ability to quickly and easily reconfigure workspace to suit changing needs.

The underfloor systems feature many functions to help users take control of their indoor environment and optimise workspace to suit different areas for different users at different times. A previous study made by MORI in London found that 78% of office workers requested personal control of their environment. At one major AET project the FM stated that staff comfort was a major consideration in selecting the system. Further he said that “it is not possible to keep all of the people happy all of the time from a temperature point of view and in the past expected to achieve perhaps 80% satisfaction.” However with the AET Flexible Space system they applied a blind study and more like 98% of users indicated they were satisfied. “Quite an amazing performance really”

AET Flexible Space systems offer fully functional indoor environmental control; with integrated controllers for all units and full connectivity with house BMS using the latest flexvisor monitoring software. Recent product developments include the FlexTouch remote controller and soon to available FlexApp offering additional user friendly methods of adjusting the fantile integrated controllers remotely. The key to the performance of this functionality is understanding and operating the controls and communications hardware and software to optimise environmental conditions to suit.

Underfloor systems are commonly used in office environments, utilising the plenum beneath a raised floor as the ventilation zone. Fully conditioned air is fed into the plenum by zonal downflow units (CAM), and then supplied into the workspace via fan terminal units; more commonly known as a “Fantile”.   The plug and play fantiles easily interchange with 600mm raised access floor panels allowing fast reconfiguration of office layout and easily accommodating minor changes and major churn. Equipment has simple yet sophisticated controls for individual users and facilities managers offering superior control of indoor environments compared with traditional ceiling based or wall mounted air conditioning units.Untitled4

The fantile units feature integrated fatronic controllers as standard where users can personally adjust fan speed and temperature to suit their own comfort. It is interesting to note that when users are free to choose their environmental temperature they often choose higher temperatures than engineers design for; as a result considerable savings in operational energy can be made. A rise in setpoint temperature of 1oC will often reduce energy by as much as 10%. The FM can observe that users are selecting higher setpoints and can re-set the zone units accordingly, enabling fully functional control.Untitled5

The plug and play fantiles can also be easily re-located within minutes to accommodate present and future changes in office workspace, or “churn”; a common factor in many modern offices. Facilities managers are frequently challenged by the pace of such churn, and it can exceed their ability to adjust electrical and BMS configurations due to costs, time and other such constraints due to fixed, stand-alone services with minimal or no control. Complaints of draughts and cold feet are common and so many times one sees ceiling diffusers switched off or covered with sticky tape and paper in an attempt to divert air when workers are based in a less than ideal position.

Local adjustment of CAM units by service and maintenance engineers is easy accessed via the Flexmatic display mounted on the unit face. Systems can be now be configured with full connectivity using the latest flexvisor software, allowing remote adjustment and monitoring. FM’s can use the flexvisor system to monitor usage and consequently streamline operational efficiency and provides a user friendly and cost effective solution to keeping the BMS updated.

The flexvisor system can easily interface with most leading BMS, such as Trend, Johnson, Honeywell in Bacnet or Modbus format as required and has been specially developed for monitoring and user control of AET Flexible Space UFAC systems. The latest flexvisor release offers enhanced remote monitoring and adjustment capability; accessed via an Internet Protocol (IP) address, it is available in multiple languages and provides an extremely user friendly solution to keeping the BMS updated and consequently is able to optimise energy efficiency of the building services.

After initial commissioning of the systems the flexvisor is populated by uploading an image of each floor plan. Each zone unit (CAM) is displayed along with up to the maximum twenty four (24) associated master fantiles. The fantile icons are simply clicked on then dragged and dropped to their chosen location. Each icon stores data related to room temperature, setpoint and fan speed. When a fantile is relocated it is a simply matter for the FM to drag and drop the associated icon it to its new location and it takes with it all the data originally applied. The same can be done with CAM units but typically zone units are not often relocated. Using the flexvisor system, service engineers and FM’s can also receive immediate email or SMS notifications about warnings or alarm signals when they occur, allowing them to respond quickly and minimise any potential system downtime.

Air conditioning is often the biggest source of complaint in office environments with around 20-30% of workers not happy with their temperature; either being too hot or too cold. AET Flexible Space systems can overcome this problem by providing user adjustment locally at the fantile or CAM and remotely via the flexvisor monitoring system offering superior control of fast changing environments. With future leading workspace trends pointing towards the creation of active and agile spaces as well as intelligent space, the AET Flexible Space UFAC systems can easily satisfy the demands of both adapting and controlling heating and cooling within mixed use and changing workspace.

The Circlelock security portal is an ideal solution for highly sensitive, secondary or remote entrances that have lower foot fall requirements.

 

Formed from two curved sliding doors, the Circlelock opens the outside door upon the authorisation of an access control system. Once the user has entered the portal, a pre-set weight system or a more complex StereoVision system which allows the portal to visualise the user in a three dimensional format can be integrated within the door and will determine whether the user is alone or whether an unauthorised individual is accompanying. In addition to this, a 3rd party biometrics identification system can also be incorporated to ensure the correct match of biometric data of the user in accordance with a set database of authorised users for that door. Only when the security systems give a clear signal will the second door of the portal open and the secured area be entered.
