Style and Performance in Oaks Restaurant Washrooms – thanks to Relcross.

PPHE Hotel Group is known for operating brands that offer quality with an individual style and that’s definitely true of the washrooms attached to Oaks Restaurant and Bar, the newest destination-led restaurant operated by PPHE Hotel Group in Nottingham. Reviews on Tripadvisor have likened them to a Butcher’s cold storage room (without the cold, thankfully) with “Freezer” style doors and Hadrian unpainted galvannealed steel cubicles. Steel clad walls and stainless steel sink troughs complete the fittings along with bare industrial light bulbs.

Hadrian toilet cubicles are supplied in the UK by Relcross Ltd, based in Devizes. They can be supplied to match any RAL paint colour as well as in a number of special effect finishes including brushed or polished stainless steel. The 5 galvannealed steel “Elite” cubicles fitted at Oaks are floor mounted and head rail braced with privacy ensured by using continuous stop and hinge sight line fillers along the door edges and a minimal 150mm gap from the floor to the underside of the door and panels.

OAKS restaurant and bar opened in July 2015 and serves simple, locally-produced Nottinghamshire sausages and meats cooked over wood embers. It also features live music, craft beers and cocktails. The design style is very modern and the industrial look of the toilets perfectly harmonises with the overall restaurant decor.

One of the three cubicles in the Ladies features an outward opening door and various handrails to assist anyone with mobility difficulties and one of the two cubicles in the Gents is similarly equipped. These enhance the separate disabled toilet facilities on the floor above at restaurant level.

The doors and walls of the cubicles are steel faced with a honeycomb core for amazing strength but lightness – so there’s no institutional sounding ‘clang’ when the doors are closed.  The lightness means they require no special structural provisions to effect a rigid installation on any type of floor. Importantly, they are easy to clean and maintain, are very dent resistant.

Elite toilet partitions are fire-resistant and will not give off toxic smoke if exposed to heat or flame.  The manufacturing process and innovative features of the Elite cubicles combine to make a product that will not warp, flake, chip or delaminate. All corners of the cubicles are mitred, welded and ground for superior strength.

Hadrian cubicles also have excellent green credentials. 76% of the steel content comes from recycled steel with a further 15% diverted from the waste stream during manufacturing and re-utilised. The honeycomb core features 9% recycled content with a further 9% re-utilised waste material. Finally, the packaging material is made from 100% recycled content all making Hadrian the best “green” choice as well as the most stylish and durable.

New option for optimal inside-outside living, designed for a life without compromise

The Sliding Door has performed well in wind, water and air pressure tests, with the double glazed option achieving a U-value of a Uw = 1.5W/(m2K). This can be reduced to Uw = 1.3W/(m2K) when the blackout shade is drawn.

Inspiration and innovation

Watford Grammar School for Girls (WGSFG), Hertfordshire – dome building

Standing out as a landmark feature that grabs the attention of students, staff and visitors alike, the dome at WGSFG was commissioned to inspire students to study sciences through A-level and beyond.

The 21st century rooftop science lab is fully equipped with laboratory workstations for group work and is made of a combination of grey insulated panels and blue tinted double glazing to match the school’s design. Fitted with two doorways – for easy flow to the science garden – and an electric air source heat pump, it can be heated and cooled, making it a timetabled lab for all year round.

The Nature House, North Norway – glass dome

This 15 metre diameter, 7.5 metre tall, self-built geodesic dome covers Benjamin & Ingrid Hjertefolger’s COB house and gardens on their 7000m2 remote island near Bodo, in the Arctic Circle. The glass dome acts as a greenhouse microclimate enabling the Hjertefolgers to grow a vast abundance of plants and produce to help create a self-sustainable way of life; something that is not normally possible in the extreme Northern European climate.

It is important for architects to think beyond insulation for optimal building performance and to look holistically at warehouse or cold store projects, says Tony Wall, MD of ISD Solutions.  By bringing together smart design, experience, expert delivery and proven know-how, he believes a cost reduction of up to 20%[1] can be achieved whilst delivering virtually airtight, high-performing buildings with low lifetime running costs. 

Architects’ design skills are needed to calculate the correct level and type of insulation to achieve optimal thermal efficiency and fire protection (if required).  Other challenges for architects are to ensure that buildings remain virtually airtight while accommodating up to 40mm shrinkage and expansion, with air leakage levels below the guidelines set by the International Association for Cold Storage Construction.

At a time when utility costs are rising, inefficient facilities will need to be replaced or upgraded.  For cold stores, supermarket distribution and logistics companies the energy-saving characteristics and reduced construction costs of insulation have never been so important.

Traditional cold storage warehouses effectively involve the construction of two buildings, one inside the other.  The resulting void between the envelope and the internal cold store roof may require fire prevention, heating/cooling and air-handling, all of which will add to the capital investment.

A traditional build can be time consuming to construct and not particularly sustainable or thermally efficient.  A pioneering, single envelope construction technique using cold store specification insulated composite panels as the construction medium is completely changing conventional warehouse design, enabling architects to demonstrate value and bring significant savings to developers and operators alike.

Design efficiency

Careful attention to detail at the design stage ensures optimal performance of the building in the longer term.  A careful assessment of location, wind loadings and temperature cycles is required to ensure warehouse design can safely accommodate normal shrinkage and expansion of up to 40mm and still remain virtually airtight.  It is essential to minimise the effects of ‘thermal bowing’, the physical distortion of wall panels as the exterior metal skin heats up in the sun, while the cold interior face contracts.

With a potential temperature differences of 60 degrees on a hot summer’s day, how the composite panels are fixed in place and the design of junctions, connections and fixings are critical.  A fully-automated high-bay frozen warehouse, operated by Partner Logistics in Cambridgeshire, was designed to operate down to temperatures of -25 degrees Centigrade.  Containing a staggering 77,000 pallets of frozen food the warehouse, combined with the loading and picking building, required over 36,000m2 of composite panels.

Build efficiency

Single envelope warehouses and cold stores can be constructed around 20% faster than traditional builds when using cold store specification composite roof and wall panels. The inherent strength and spanning characteristics of these modern composite panels significantly reduce the requirement for secondary steelwork, representing a real cost saving.  The panels themselves are made from a low-carbon material.  Another aspect of build efficiency is a high bay design resulting in a much smaller footprint which can reduce land requirements by 4-5 times.

Significant savings in build cost and maintenance 

Apart from requiring lower capital investment at the outset, a single envelope cold storage facility requires an estimated 30% fewer raw materials.  It can also deliver significantly lower long-term running costs than a traditional build.  This is due to increased thermal efficiency and air-tightness of the single envelope, which minimises the need to run duplicate services for a ‘building within a building’.

Fire and safety

The airtightness of a building enables reduced levels of oxygen to be maintained within the envelope, down from 21% to 15%.  This means that personnel can work as normal – but fire cannot sustain momentum, so expensive fire prevention sprinkler systems are not needed.

Where required, steel-faced composite panels can be used in fire wall applications.  Fire separation, between chambers of a warehouse with excellent fire resistance, can be achieved from 60 to 240 minutes.

Aside from the environmental benefits of a smaller physical footprint, fewer raw materials used in construction, and higher levels of thermal efficiency, the cold store spec single envelope design achieves WRAP and BREEAM targets by using low carbon composite panels with a reduced ‘global warming potential’ (GWP).  The thermal qualities of these metal-faced composite panels keep temperatures constant and virtually airtight, regulating heat loss and gains to reduce a building’s energy consumption.  Solar PV systems can be incorporated to improve energy efficiency even further, as was the case with Aldi’s new 52,000m2 distribution centre at Goldthorpe, designed to operate 24/7, 365 days a year.  Minimal air leakage levels were regularly achieved at below 0.1m3 per hour per m2 at a pressure of 50 pascals.  On the IDA Business Park in Grange Castle in Dublin, leading Spanish pharmaceutical and healthcare giant Grifols, commissioned ISD to construct a temperature-controlled clad-rack structure to provide centralized storage and distribution for blood plasma products.  9,000m2 PIR insulated panels were erected by over 500 construction workers to create a high-bay frozen chamber operating down to -35 degrees C and an adjacent 35m high-chilled storage area.  An efficient air-tight structure was crucial and Grifols’ buildings have achieved test measurements of 0.4m3 /hour/m2 at 50 Pascals for both chambers.  Both Aldi and Grifols’ buildings far exceed the 0.5m3 design guidelines set by the International Association for Cold Storage Construction.  These environmental factors significantly improve carbon reporting for both organisations.

2016 is predicted to continue 2015’s trend for high quality refurbishment projects in the office sector due to the continued shortage of new build office space on the market.

Space-pod, a leading office design agency, is recommending that utilising space differently is essential to re-work offices to suit current and future needs. Recently space-pod increased the capacity of a clients’ office to enable them to employ 380 additional staff and create over 650 further meeting spaces without the need to move to larger premises.

“We cannot predict that office needs will not change for the next 10 years.  Quite the opposite, we are now certain that they will. Therefore space needs to be flexible and the key to future proofing is intelligent, creative  planning,” says Kevin Parker, CEO, space-pod.

Planning is key

It used to be that an internal office refurbishment would only take place every decade or so. Needs therefore were pretty static. Right now, commercial space management is more difficult with the shortage of office space and the cost attached.

Today’s needs are for break out areas, eroding the concept of a desk or work area personal to an individual.  However, predicting future needs can be more difficult. What does this mean for someone planning an office refurbishment?

“At space-pod, we have experience of how to design and execute these spaces. Whilst the specific design will be bespoke to any organisation there are specific concepts that  work and can be applied, so looking at what other businesses have found successful, and what has not worked, would be essential homework,” continues Parker.

“This all works well for today’s needs however, it is harder to determine what the near future will hold and whether the office needs will continue to serve the business over the next decade. Thus, the returns on the investment in office space can be short term unless some flexibility is built into the design. It is essential to cater for change in the use of the space over time. This means that any structures need to be adaptable, allowing changes in use that can be adapted easily.

It is best practice   to ensure flexibility of the finished design in order to adapt over the long term. If the use of AI and off site cloud based computing prevail, the work space will need to be a more transitional environment, suitable for more human interaction and inspiration.”

Yeoman Rainguard Rainwater Systems were first choice when a local rugby club required an attractive yet durable system as part of the club house refurbishment plans.West Leeds RUFC were over the moon after a second attempt at applying for support from Sport England’s “Inspired Facilities” fund was rewarded with a £74,000 grant.

“The awarded money was great news for the club.” Explained Club Chairman, Phil Christopher “With the original building built in 1974 and costing more time and money to maintain, the fund gave us the opportunity to refresh and replace certain elements of the building.”

The refurbishment work was carried out by S & C Builders of Wortley (Leeds) who along with extensive alterations to the interior of the club house also made a dramatic change to the grounds and exterior.

As well as new Aluminium windows and door sets, rendering, car park and patio resurfacing and disabled access a new durable and stylish Aluminium rainwater system and fascia manufactured and supplied by Yeoman Rainguard was installed.

75mm dia. down pipes and 125 x 100mm MOG gutters from Yeoman Rainguard’s eco-friendly SL range were installed and complemented with a Motif and a specially fabricated rainwater hopper with a smooth finish in RAL 7016 – an Anthracite Grey Colour – exactly matching the windows and doors whilst offering a pleasing contrast to the rendering.

The timber fascia to the Club House which is various sizes around the roof line has been clad in bespoke “L” shaped Aluminium Fascia manufactured at Yeoman Rainguard’s workshops, again in a matching Anthracite Grey

“The whole refurbishment, including the fitting of a sustainable rainwater system will dramatically reduce maintenance costs and also, as the building has become less demanding maintenance wise, will save many hours of work by volunteers.” Concluded Phil.

Timber floors are known to be problematic in resisting airborne sound transmission due to their lack of mass
Proven Traditional solutions
The traditional acoustic timber floor consists of a floating floor overlaying the structural deck. A typical construction consists of two 18 or 22mm wooden decks with a resilient layer between, giving a total mass of approx. 24.5Kg/m2.

Testing

The acoustic testing undertaken in the development of the Isosonic Dekfloor 30 system confirms that a similar floor mass is required to achieve a “safe” performance consistent with the Approved Doc.  Part E airborne sound requirements.

SOLUTION ISOSONIC DEKFLOOR 30

3ISOSONIC DEKFLOOR 30 utilises an ISORUBBER resilient layer with a density of 910Kg/m3 giving a combined board weight of 22.5Kg/m2; just 8% lighter than the traditional floating floor. In addition the ISOSONIC CEILING CLEAT decoupling further enhances the airborne
sound insulation.

6Why choose Dekfloor 30

The development of this product has re-enforced our belief that floors of this nature require a minimum mass in order to meet the ADE airborne sound insulation requirements when used with standard ceiling and flanking treatments

Long Term Performance

It is also worth considering the performance of these products under load. A 35Kg/m3 PE/PUR foam contains approximately 97% air/gas by volume. When subjected to a normal domestic floor design load of 200kg/m2 the foam will compress by up to 30%. In the long term it undergoes further compression as the gas diffuses. This reduces its resilience and impact sound insulation properties. The acoustic testing of the unloaded floor is  therefore not a true measure of its acoustic performance. ISORUBBER undergoes no discernible elastic or creep compression under normal domestic loadstherefore:
