For the self-builder the right treatment plant is simple to install providing they have taken the manufacturers advice, be aware some plants need complete concrete backfill which can add to install costs, a well-constructed plant such as the BioPure can be backfilled with pea gravel.

Consider whole life costs, not just the cost of the treatment plant, factor in install costs, power consumption, servicing, consumable spare parts, product life cycle (guarantee) and emptying charges, We Build It Ltd offer a 25 year guarantee on the treatment plant and 2 Years on the air pump.

Any plant up to 50 people (pe 50) should be manufactured and tested to EN12566-3, this gives the consumer confidence they are getting the right treatment plant for their application, but always ask to see the certificate and test results as these can be manipulated and not show the true outcome of the test.

Sizing the plant for a single house is simple its number of bedrooms plus two, so a three bedroom house is a 5 person treatment plant, for multiple dwellings using the same treatment plant speak to the manufacturer for the correct size unit, most manufactures range are in increments 1-5, 1-7, 5-13 etc. up to 50 person. The treatment plant you choose should be around 95% efficient thus allowing long intervals before de-sludge is required. The waste water must be cleaned to a standard meeting the usual discharge level requirement, you must apply for either an exemption certificate or permit, before making a discharge we can assist with this and advise on the method of discharge, be it a ditch, stream, watercourse or soakaway.

As the system breaks down and aerates the solids, the introduction of non-degradable items such as wipes, sanitary products etc. should be avoided at all times in any treatment plant, this will clog up the system and increase the need to empty the unit, follow this instruction and typical emptying will be around 3-5 years, it is also recommended no medicines, or harsh chemicals enter the unit, try to stick to Eco brands and stagger washing throughout the week.

Maintanance, Spares  And Servicing

The consumer needs easy to follow advice for their sewage treatment needs especially when servicing their plant, maintaining any sewage treatment plant, is a very important part of ensuring the efficiency of the system and that  you adhere to any operating and maintenance manual and annual servicing.
We strongly advise servicing the system on an annual basis and this will take on average less than an hour to complete. It will also help you to meet your legal requirements with the Environment Agency.

Emergency breakdown cover for 12 months. If you have any problem with your unit, call us and we will come out and fix it free of charge.

One service visit where all necessary checks are carried out. This includes assessing the aeration pattern, sludge levels and effluent quality.

All labour expenses for servicing and call outs are covered so there are no hidden costs.

The cost of all serviceable parts will be free of charge. This includes rebuilding the air pump, replacing the diaphragms and also the air filters.

Sludge return is carried out as required. This is the removal of settled sludge from the outer scum ring back into the centre chamber to be re digested and treated again. This helps to keep the emptying period low.

Emptying is NOT included in the agreement as the Bio-Pure does not require emptying for 3-5 years.

The service agreement lasts for 12 months and will also help you meet your Environment Agency obligations regarding your Consent to Discharge.

This includes keeping records of service, de-sludging and maintenance work for a minimum of 5 years.

Nottinghamshire’s A1 Housing has announced its decision to install Aico Ei160RC Series alarms into its flats, in light of a fire safety review following the tragic Lakanal House tower block fire in London.

A1 Housing is an Arms Length Management Organisation (ALMO) providing the day-to-day management of Bassetlaw District Council’s housing stock and is responsible for around 7,000 properties.  It has been delivering the Government’s Decent Homes programme since 2004 and has invested millions of pounds to bring Council homes up to the Decent Homes Standard.

Keith Slatter, Electrical Engineer of A1 Housing, explains his organisations decision to prioritise fire safety in their flats: “We have a mixture of alarms types within our flats, including a lot of battery-only powered alarms which were fitted by the local Fire & Rescue service.  With the Lakanal House fire in everyone’s minds, we made the decision to upgrade fire safety within our own flats and move to a policy of mains powered alarms only for maximum safety.

“Aico Ei160RC alarms were our first choice as they are the best in the market.  We have been using Aico alarms since 2006 following the introduction of a new ‘Electrical Installation Specification’ written specifically for A1Housing and all its contractors”.

Ei160RC alarms from Aico are mains powered with high performance 10 year+ rechargeable Lithium cells which provide over six month’s back-up power in the event of a mains failure.  Ei160RC alarms do not require battery checks or replacements and eliminate the risk of battery removal, which makes battery-only powered alarms inoperable.

In line with BS:5839 Part 6 – the standard for domestic alarm installation – the alarms are being interconnected within each property; if the property is void, the alarms are hard wired together; if the property is occupied Aico’s RadioLINK wireless alarm interconnection technology is used for speed of installation and to prevent cosmetic disruption.  RadioLINK uses Radio Frequency (RF) signals to interconnect alarms as opposed to wiring.

In addition to the Ei160RC Series alarms, A1 Housing is fitting Ei170RF alarms for the hearing impaired into properties home to tenants with hearing difficulties.  The Ei170RF consists of a control box with integral strobe light and a separate plug-in vibration pad.  It is linked to the smoke alarm system using Aico’s RadioLINK wireless interconnect technology, making it easy to add or remove the unit as the needs of tenants change.  The Ei170RF RadioLINK Alarms are being funded for A1 Housing by the RNID.

However, a university campus must also sell itself as an attractive place to live and work so there is also a clear aesthetic imperative to enhance the built environment with schemes that are attractive as well as being energy efficient and practical.

At Huddersfield University, recent improvements to facilities include four new buildings, including a new sports hall, Dean’s office and corporate suite, designed by architects Watson Batty. The four buildings have been constructed with a single steel frame and all adjoin each other but rise
to different heights varying from 2-4 storeys. To enhance the biodiversity and aesthetics of the development, green roofs were specified for three sections of the building, including the sports hall, and a warm roof was specified for the corporate suite. The variation in height of the interconnecting roofs means that some roof areas overlook the roofs of others, and the fact that the lower roofs are mostly shaded presented challenges in terms of both planting and drainage. Addressing those challenges became a team effort between the architects, the roofing contractor, Cawston Roofing, the green roof supplier ABG and the waterproofing specialist, Kemper System.

Holistic Specification

While the intention for the buildings had always been to install a combination of green roofs on three of the four roof areas and a traditional warm roof build-up on the fourth, the architect had originally specified a single ply membrane as the waterproofing system for the project. However, having used the Kemperol V210 cold liquid-applied waterproofing membrane from Kemper System for around 30 years, Cawston Roofing suggested to the architect that this would offer a more practical and durable alternative for a similar installed cost as the original specification. Meanwhile, ABG had developed an innovative ‘blue roof’ drainage system, which puts a high density polyethylene (HDP) reservoir under the growing medium to replace the more conventional SUDS system, reducing the installation time and avoiding costly and time-consuming excavation of separate drainage tanks.

Explains Nick O’Mara from Cawston Roofing: “The Huddersfield University project demonstrates how important it is to consider specification decisions in a holistic sense rather than thinking about material costs in isolation. For the green roof system, avoiding the need for a SUDS system
saved time, money and costs on site. For the waterproofing membrane, a change to Kemperol V210 meant that we could be more flexible with the programme and more creative with the roof build up as well as providing an FLL certified root-resistant and robust waterproofing membrane
with a guaranteed service life.” Innovative Approach

The proposal from Cawston Roofing and ABG was to invert the roof by applying the Kemperol V210 waterproofing membrane first, followed by the insulation, the blue roof drainage reservoir and then the growing medium.

“Applying the waterproofing membrane first provided a key advantage on site”, explains Nick. “It meant that the roof of the building was completely water-tight earlier in the installation process, saving valuable construction time; allowing fit out works on the lower levels of the building to take place sooner.”

For the three green roofs, Cawston Roofing applied Kemper System’s Kempertec EP primer direct to the concrete slab substrate and, once this had cured, the Kemperol V210 cold liquid resin was applied. The Kemperol V210 resin saturates a non-woven reinforcement fleece and cures to
provide a seamless, monolithic membrane that is tough and permanently flexible. Finally, Cawston Roofing installed 180mm insulation board onto the cured waterproofing system, followed by a slim line breather membrane, before passing the installation to ABG to complete the green roof
element of the project.

ABG installed a 40mm deep ‘Blue Roof’ drainage reservoir onto each of the three green roofs which provides collection and storage or rainwater to irrigate planting during dry periods, and offers a continuous drainage layer across the roof structure with attenuation capabilities which helps
control the discharge of storm water. The growing medium and planting was then individually selected for each roof to take account of the roof area, location and level of shade created by surrounding buildings, with biodiversity measures built in to the specification. Explains Martin Lambley from ABG: “The sports hall roof has been designed as a wild flower meadow with planting of native species and areas of biodiversity, including log and rock insect nesting boxes and sandy and shingle areas. The other two roofs are at a lower level and are shaded by areas of the new building and adjacent existing buildings so here we used drought tolerant sedums and alpine planting.”

Multiple Benefits

The corporate suite section of the building has a metal deck roof and here the roof build up featured a vapour control layer installed directly onto the substrate followed by Kempertherm warm roof insulation. Cawston Roofing prepared the insulated substrate with Kemper System’s Kempertec D primer and, once this had cured, applied Kemper System’s Kemperol V210 waterproofing membrane with the same wet-on-wet process used for the green roofs.

Nick adds: “Throughout the roofing process, switching to a cold liquid-applied waterproofing membrane enabled a much more flexible programme which speeded up the installation. Because the Kemperol waterproofing system bonds seamlessly to any substrate, including verticals, waterproofing of details on the roofs, such as pipe penetrations and drainage outlets was also made quicker and easier, as was the application of the waterproofing system on the upstands. This project really demonstrates how beneficial it can be to consider buildability benefits as well as functionality when specifying a roofing system.”

Based in a rural woodland corner of North Yorkshire, GBUK Healthcare is one of the UK’s leading medical device manufacturers, providing innovative products for hospital, community, homecare and commercial customers.

More than 70,000 GBUK products are used on a daily basis in every NHS Trust in the UK, including suction catheters, wound and chest drainage solutions, oxygen therapy equipment, women’s health products and enteral feeding devices.

To improve and update internal and external communications and reflect its high tech modern identity, the company looked for a specialist integrator to design and install a state-of-the-art audio visual facility – and found the solution right on their doorstep.

The head office of technology specialist Saville Audio Visual is only ten miles away in York. The company is probably the UK’s most experienced AV/IT systems integrator and it was they who won the contract to create a tailor-made conferencing and presentation facility for GBUK.

Saville regional technical manager, Steve Gore-Browne said: “It was a pleasure to provide the technology and furniture which such an attractive and versatile room deserves. We recommended a custom-built boardroom table assembly and an intuitive iPad-based control system plus very latest in wireless collaboration technology. This enables people to display their own computer content on one of the large format HD screens at the touch of a button.”

The versatile dual table solution comprises two matching 12-seat tables with a linking inlay section and recessed power, network and PC connection points. This enables the space to be partitioned and used as two separate areas, with a fourth 65” LED screen available on a mobile trolley stand. The big LED screens cope easily with the natural light, supported by a virtually invisible Soundfield audio system, which provides outstandingly clear voice reinforcement throughout the room.

A matching lectern cabinet houses the audio amplifier and source equipment, with an interactive touch screen mounted on an adjustable pivot arm. Speaking after the hand-over, David Havercroft, GBUK Finance Manager said: “We couldn’t be more delighted with the solution from Saville. It completely exceeded our expectations!”

Sensorbility, has therefore developed the Bathroom Switch controller, with Dimmer and Timer variants; thus allowing bathroom designers far more flexibility when it comes to lighting design and operation within bathrooms.

The variations of the new controller include simple on/off switching, ramp-up dimming, ramp-down switch-off and time delay switch-off.

Wired to our proven Bathroom Switch Sensor Pads, which can be placed behind most materials such as most Tiles, Wood, Plastic, Glass, and even Metals, users can create switches or dimmers in virtually any shape and situation. Tiles covering Sensor Pads are adhered with silicone allowing access should it be necessary. In Bathrooms, these Sensor Pads can even be placed behind tiles reachable from the bath or shower (zones 1&2) and thus allow safe switching and dimming.

The new Bathroom Switch controllers can be activated from up to 12 low voltage (5vdc) Sensor Pads, so for example a Dimmer Controller can be operated from a Sensor Pad by the door and then the lights dimmed by touching a tile whilst in the bath.

Most types of lighting can be operated by the Bathroom Switch; this includes incandescent bulbs, halogens (mains and low voltage), LEDs and low energy bulbs. The dimmer controller will work with most analogue dimmable LEDs but please check with us first. Because of the method of output wiring, it is even possible to dim lights as well as switch a fan on and off using the same Dimmer Controller.

Bathroom Switch controllers are usually sited outside bathrooms, they should be installed either in the ceiling/loft space or elsewhere outside any zoned area. Sensor Pads are connected to controllers using thin cable such as “CAT5” or “CAT6”.

Operating the Bathroom Switch is simple: Touch your chosen faceplate (tile etc.) and the lights will turn on. Touch again to switch off. The Dimmer variant operation is also easy; touch your chosen faceplate and the lights will turn on at low level, keep touching and the lights will begin to ramp up to full brightness, remove the hand and the lights will stay at the intensity reached. To switch off, touch briefly and the lights will slowly dim back down and switch off. If required, a further touch at this stage will again latch to the intensity reached and the lights can then be ramped up again.

In the timer variant, the delay is set within the controller and the lights will remain on and then switch off once the set time is reached

Applications for the Bathroom Switch include (obviously) bathrooms and wet rooms, but they can of course be used elsewhere; Bathroom Switches have been used in various situations including in domestic situations such as where switches are required to be non obtrusive i.e. mounted behind door architraves etc, and in kitchens etc. Commercial applications include vandal proof switching, commercial kitchens, swimming pools and stairwells where wiring for multipoint switching becomes easy with just 2 wires connecting all Sensor Pads to one controller.

The Bathroom Switch will also switch other devices (to a maximum loading of 500Watts) such as mirror demisters etc.. If a greater load is present, the Bathroom Switch will switch a slave relay or contactor.

With mood lighting becoming a desirable option within bathrooms the Bathroom Switch provides an elegant alternative to pull-cord operation.

This stunning new build house has been designed to look glamorous, feel wonderful, be easy to control and work on a very practical level too. The design had to work functionally and as energy-efficiently as possible.

The Master Suite

The master suite features a beautiful LED uplit bath, a softly glowing glass dividing wall (again using LEDs), and excellent mirror lighting.  The wonderful end result has been achieved through careful design, understanding the best technical fittings for the job, and real attention to detail. For example, because the bath was an unusual asymmetric shape we obtained a template from the manufacturer, printed it out life size, drew onto it exactly where the fittings should go, and gave it to the builder – all before the floor UFH went down and the concrete screed was poured.

Games Room

The games room is a super, open space featuring a c.6m high ceiling. The brief from the client was that nothing should be hanging which gave us a few challenges when designing good lighting for the pool table! The solution was stylish, low glare track mounted fittings using tight beam widths, and their stylishly industrial looks suited the feel of the room. The striking linear cold cathode lighting behind the coving came about because we wanted to create a soft wash uplighting the open ceiling and to use a highly efficient source to provide general ambient lighting. The final coving design was arrived at through a collaborative process with the architect and the builder, and met our requirements for lighting and as a fixing point for the Lutron controlled electric curtains.

Cold cathode also features in the gym: this space has no natural light so the cove lighting provides an efficient ‘daylight’ type feel. When dimmed down it provides a soft even light which acts as a foil to the dramatic lighting in the bar area.

Stairlighting Detail

The narrow stairs going up from the gym to a mezzanine could have been utterly boring, but stunning lighting has transformed them in to a real talking point. Candle-light coloured linear LED fittings hidden under the step nosing create a soft wash on to each step, and provide enough glare free ambient light for the whole stairway.

Custom Fittings

The stunning custom made chandelier in the hall way looks like lit ‘raindrops’ cascading through the triple height space in the centre of the house. It is balanced by the internally lit onyx console table and the low level LED step lighting going up the stairs behind.

The whole house benefits from a Lutron Homeworks lighting control system.  Key rooms through the house also feature Lutron controlled electric curtains and blinds which glide effortlessly and, for the blinds, completely silently. It’s quite bizarre to have to watch a blind to know that it’s closing, as you simply can’t hear it at all.

For many years 162-170 Wardour Street was the London headquarters of Paramount Studios, located at the heart of the capital’s music, film and advertising industry. However, in 2011 this seven-storey building within Soho’s Conservation Area, was acquired by award winning residential developer, Amazon Property, with the intention of converting the 21,500 sq ft mixed-use office/retail space into residential apartments, making this one of the capital’s most sought after office-to-residential conversions.

The internal reconfiguration and refurbishment has created 15 high specification apartments, including a luxury penthouse with panoramic views of the London skyline.  Many of the original attractive features of this 1930’s designed building have been retained, including the metal casement frames with lead light glazing and timber sash windows. However, as with any city centre location offering a 24:7 society, noise has to be effectively contained if a peaceful environment is to be achieved.

A solution was found using Selectaglaze’s bespoke range of secondary windows. The frames have high performance seals and are tailor made to ensure the tightest fit. Independent acoustic tests demonstrate very significant levels of noise attenuation, typically 45dB, and the glazing also provides much improved thermal insulation. This, together with the removal of draughts, leads to increased comfort and reduced energy demand.

Over 200 horizontal and vertically sliding windows were produced in a matt black finish to complement the interior design and toughened safety glass was used throughout.

The windows are fully fabricated in the factory which allows rapid installation and Selectaglaze worked closely with contractor ISG to meet a phased programme and be part of a successful and attractive development.

The new 7000 Moisture Meter from Electronic Temperature Instruments Ltd is a compact, general purpose moisture meter designed specifically for building professionals and tradesmen to check the moisture content in a wide variety of construction materials for moisture content diagnosis.

The moisture meter incorporates a 20-LED bar graph within the keypad which displays current moisture levels; green for ‘OK’, amber for ‘WARNING’ or red for ‘DAMP’.  The instrument additionally features a large, easy to read, LCD display, with low battery indication.  Five different measurement scales are included – wood 1, wood 2, plaster, concrete and a reference scale, measuring moisture over the range 0.1 to 40.0%.

Each unit is housed in a robust ABS case and is powered by three AAA batteries that give a minimum of 350 hours battery life.   The instrument will power off automatically after ten minutes, maximising battery life. This feature can be disabled by the user, if required.

Each moisture meter is supplied in a handy-sized, protective zip wallet complete with a general purpose two-pin probe with one metre PVC lead and BNC connector.  Alternative probes are available, including a heavy duty hammer probe and a deep wall probe.

An optional colour-coded protective silicone boot is also available – making the instrument waterproof to IP64 and helping to prevent against accidental damage.

NFRC Health & Safety Champion 2013 went to Lee Smith of Longworth Building Services. His attitude to health and safety took a positive change as a young worker, following a motivational talk from someone who had fallen from a ladder, and planned training courses. Now he speaks with confidence and depth at tool box talks becoming an example of one who thinks of others in ensuring safe working.

Exceptional Contribution to Training¸ in partnership with CITB, went to Mike Fildes of Fildes Roofing Ltd. On his own initiative and with his own funding, he has provided training to a wide range of young people and disadvantaged personnel as well as the up-skilling of the industry . More recently he has founded his own successful Roof Training Group.

NFRC Safety in Roofing Awards – those who scored the highest within their roofing discipline – Dougall Roofing & Waterproofing Solutions Limited for slating and tiling; Industrial Building Solutions for flat roofing; Impwood Roofing Company for industrial roofing and cladding.

The Lead Sheet Association’s Young Lead Worker of the Year award went to Harry Blain¸ a self-employed leadworker from Leicester. He scooped the award for his methodical approach and his meticulous attention to detail, producing the neatest and most technically correct leadwork.

The Lead Contractors Association presented the Murdoch Award and Murdoch Sponsor’s Award for best leadwork. The former was won by Martin (UK) Roofing Systems Ltd for London Oratory in Kensington. The Sponsor’s Award went to Lead Tech Roofing for Private House in the Cotswolds.

The Roofing Awards brings everyone within the industry together, along with NFRC, the awards hosts were the Roofing Tile Alliance (RTA), the Liquid Roofing Waterproofing Association (LRWA), the Lead Contractors Association (LCA), the Lead Sheet Association (LSA), the Federation of Traditional Metal Roofing Contractors (FTMRC), Single Ply Roofing Association (SPRA), the Metal Cladding and Roofing Manufacturers Association (MCRMA), CompetentRoofer, and the Green Roof Centre.
