Founder of ArchitectRoaa, Roaa Andijani, is known for designing luxury interiors and one of her projects, the Golden Tower in Jeddah, Saudi Arabia has recently been selected for a prestigious Luxury Lifestyle Awards in the category of Best Luxury Penthouse Interior Design in Jeddah, Saudi Arabia 2022.

Being an interior designer is not an easy job; there are a lot of challenging times and sacrifices that you need to make. You also need to efficiently manage your time to ensure you achieve the best possible results for every client, as well as a balance between your work life and your family and relaxation time.

When I was growing up, my father ran a successful construction company, so I was always watching him and learning from him. My mother has really good taste and is very good at interior decorating, so I was able to gain that experience from her. I wanted to study in Saudi Arabia, but at the time, there wasn’t much opportunity for me there, so I decided to go to the US and complete my degree. I studied at one of the largest and best universities in the country, the North of Texas University. It was challenging to be an international student and learn everything in my second language, but I worked hard and graduated with good grades. I then decided to study for my Master’s Degree in Architecture at Boston Architecture College. I graduated from there with honors.

At this point, I decided I wanted to work in design and create a brand and identity that would be known globally. My philosophy is to create a luxury design with elegance and simplicity, using natural materials like wood and marble that are mixed with luxurious touches resulting in a comfortable and stylish space. For every project, I challenge myself to implement new and creative ideas to design a unique space without repeating what other designers are doing. The motto that I live and work by is “You have one unique fingerprint, so why copy others. Repeat can be good in life, but it is not in my design”.

Since childhood, I have always liked to be known and recognized, especially for doing something I love. I want to show all my work to others. At ArchitectRoaa, we are doing a great job designing commercial and residential projects we can be proud of. We like our work to stand out, and for people in different countries to be aware of it, we focus on achieving this global recognition. Our goal since we started has been to develop a reputation that spreads internationally, which is why we are so delighted to have been selected as a winner by the experts at Luxury Lifestyle Awards, in a truly global competition. For our designs to be recognized in this way is the best way to spread the word about our unique skills and achievements internationally. Being acknowledged in this way fits perfectly into our plan for expansion and development. We are very proud of how far we have already come and look forward to a bright and prosperous future.

Paul and Jane Hopkins knew from day one that Octagon were the developer to build their dream home. As Managing Director of St James North London – part of Berkeley Group PLC, Paul Hopkins was well aware of Octagon’s well-established reputation, delivering high specification homes in the most desirable locations.

Paul Hopkins comments, “I trusted Octagon from day one, as they share a similar ethos to my company, never compromising on attention to detail or specification. There is a true art to house building, engineering out complexity without losing quality, and Octagon deliver this like nobody else.”

The Hopkins spent a number of years searching for the perfect spot to build, eventually finding a 0.6- acre plot on one of Northwood’s premier residential roads. They already knew the estate well, having lived there for 5 years, before temporarily moving away to downsize. Once grandchildren were on the scene, they wanted the space to entertain, so upsizing was back on the cards.

Paul explains: “Our aim was to find the worst possible house on the best possible plot in the best road, to knock down the existing property and build a home to our exact specification. The plot we finally settled on was perfect, backing on to a bridle path and Ruislip Woods – we just needed the house to match.”

Octagon’s Bespoke team began by showing the Hopkins a number of earlier projects, showcasing the quality of product that Octagon deliver, and providing inspiration for their own bespoke home.

Paul mentions: “One particular home in Virginia Water stood out to us, and by coincidence was the perfect dimensions to fit on our plot. It was a huge benefit to be able to walk around a home that near mimicked what we were building, giving a feeling of the sense of space and light that we would achieve in our new home; a particularly rare luxury for any new build property.”

With planning submitted and approved, following the inclusion of a number of mature trees to mitigate the loss of a large oak, work soon commenced on their 6,500 sq ft, three-storey, six bedroom/bath Bespoke home, with the project completed before Christmas 2018.

Paul says: “We couldn’t be happier with the end result. Every element is exactly how we envisaged, from the exquisite stone detailing on the exterior, to the beautiful landscaping surrounding the home.”

“If I had to give a favourite room, it would be the master ensuite. Hidden behind pocket doors leading from the generous master bedroom, the bathroom is a masterclass in the use of book-matched marble. A feature bath sits central to a quadruple length walk-in shower, whilst a substantial roof-light provides views of mature Oak trees, providing a wonderful connection with the outdoors.”

Small details make a huge impact, with coffered ceilings throughout the ground floor reception rooms creating a unique and visually interesting feature, while L-shaped glass partitions on each side of the dining room enhance the sense of openness, and provide a practical barrier to prevent kitchen aromas travelling through the ground floor.

Paul comments: “Natural light is hugely important to us, so we incorporated a window that transcends the height of the home overlooking the South-facing garden; the result is a mesmerising column of light which greets us every morning.”

The Hopkins brought onboard interior design agency Killer5 from the very start of the project, meaning important details such as the placement of electrical sockets and lighting layouts were established before the first spade hit the soil.

Paul adds: “Bringing the interior designers in from the start of the process not only made it smoother and more efficient, but it also meant that the total cost stayed close to the original estimate.”

“Unlike other developers and industries where you see a basic model and know you need to spend considerably more for the added luxuries, at Octagon, a premium brand specification is the starting point. We chose to spend extra on media equipment, integrated ceiling speakers and security, but crucial details from the bathrooms taps to the kitchen appliances were all high specification as standard.”

Paul finishes: “Working for one of the most successful and detailed developers in the UK, it was inevitably going to be tough to really impress me, but Octagon did just that. Now we get to wake up in our dream home every day, and that never could have happened without Octagon.”

Palette Architecture blends the traditional and contemporary with addition of new volume

Palette Architecture, a firm focused on the creation of built environment that enhances the daily experience of our contemporary lives, is proud to unveil CUBE | HOUSE, located in historic brownstone Brooklyn, New York. The late-1800s Italianate townhouse needed rescue. After previous owners stripped away the original details, partitions, and materials, the building’s spirit had become muddled. The design brief called for the revitalization of the house’s original character, with contemporary connections to history and nature.

 

“The architectural approach was twofold,” says Peter Miller, a Partner at Palette Architecture. “In addition to creating a threshold to the historic qualities by carving a 17-foot square hole into the rear of the home, we endeavored to create new contemporary connections through a 20-foot cube located in the rear yard.”

 

A precise incision

The removal of the rear wall exposes the contrasting qualities of the parlor and garden levels. While the upper level retains much of the building’s original detailing, the lower floor does not. A thin metal portal outlines the opening, drawing attention to the contrast. On the lower level, the incision allows for a continuation of an open plan. On the upper level, a gridded glass wall infills the portal and creates a delicate veil to the more traditional character of the upper floors. Taking cues from 19th-century Brooklyn building traditions, the glass wall becomes a porous threshold between the old and new.

 

A Cube of connectivity

The cube addition is a minimally-adorned, double-height extension that stands in contrast to the upper floors. It is free of all moldings and partitions, a characteristic that extends throughout the garden level. The narrow edging of the kitchen cabinetry, the elegantly thin borders of the custom herringbone floor, and the thin lines of each light fixture set the aesthetic of this floor. Ancillary programs such as the pantry, cellar stairs, powder room, and wine storage fill the narrow space along the Western edge of the kitchen.

 

“The form of the cube allows for a variety of outdoor spaces, and the carefully crafted openings accentuate connections to nature,” explains Miller. “For example, the upper face of the cube features a large, asymmetrical skylight that provides a tangible connection to the exterior environment, allowing residents to track the passage of time and weather from the interior.”

 

The skylight also creates a visual link between the partially-sheltered rooftop terrace above, and the people inside. The rear face of the cube features four full-length doors and a gridded glass curtain wall that faces onto a sunken brick court and manicured gardens beyond. Nestled amongst the native grasses and shrubs, several hidden seating areas were created, as well as a patio for entertaining.

 

Upper-level intricacies

In contrast to the lower floors, the upper levels are more partitioned and intricately programmed. On the first floor, guests are welcomed into an open, yet formal parlor. Large pocket doors open into a rear library leading down into the cube below. Unique Italianate trims, moldings, and colors distinguish the library and parlor, evoking a true sense of the building’s original character. A refurbished wooden staircase leads from the entry hall to the more intimate second floor. At the top of the stairs, a personal study, adorned with bookshelves and a pair of glass doors, leads out to a roof terrace overlooking the garden. The second floor also includes the primary bedroom suite, which features a working fireplace, a restored bedroom niche, and a marble-clad bathroom. The third floor features a pair of bedrooms and bathrooms, each with unique wall coverings, fixtures, and lighting.

 

“The traditional and tailored aspects of the upper floors stand in contrast to the simple and airy qualities of the garden level and cube,” concludes Peter Miller. “However, the cube harmonizes them and mediates the interaction of interior and landscape, just as the incision and ‘veil’ mediate the two distinct interior characteristics.”

Over half of Brits keep tabs on their neighbours’ renovations

Britain revealed as a nation ‘keeping up appearances’ as homeowners will renovate their properties after their neighbours have done so

With summer in full swing and people spending more time in their gardens, how much do Britons enjoy snooping on their neighbours’ homes? IDSystems has revealed that almost two in three (64%) Brits keep tabs on the renovation work happening in and around their neighbourhood – with 41% particularly interested when it’s something noticeable, such as a kitchen or patio extension.

A national survey of 1000 people by luxury glazing and bifold door specialists, IDSystems, found that the nation’s interest in their neighbours’ renovation work extends past simply admiring – as 44% revealed themselves as envious observers and would seek to renovate their home after seeing that their neighbours had done so. Britain appears to be aware of its nosy habits, however, as 86% of Brits claimed curb appeal is important to them and want their property to look good both from the front and back.

Edward Stobart, Head of Projects for IDSystems comments: “It is understandable that most homeowners wish for their property to look presentable. What is interesting to see however, is how witnessing work nearby actively influences the work that people have done on their homes.

“We have clearly become more aware of what’s going on around us, including what our neighbours are having done on their properties. It seems that the larger renovations are the ones that are really catching our attention – and as we are noticing them more, there could potentially be a rise in demand for these types of extensions.”

Although the renovation work of others is catching the attention of the eagle-eyed among us, the motivation behind renovating goes past the extension envy of our neighbours. The second-most influential factor for having a home extension was to better utilise space, with 35% of those surveyed stating this was a key motivator behind renovating their home. This was closely followed by 34% wanting more space and 33% seeking to increase their property value.

Edward Stobart adds: “Although the more traditional reasons for wanting an extension are still apparent, it is clear the influence of our neighbours’ renovations has become more significant on what we choose to do to our homes.”

In terms of inspiration, IDSystems found that TV ranked top for influencing home renovation design, with 28% of those surveyed inspired most by reality and documentary shows. Surprisingly, comfortably ranking above social media.

Other popular sources of inspiration include:

  • Interior design and lifestyle magazines (22%)
  • Social media content, including influencers and celebrities (21%)

Furthermore, as the cost-of-living crisis becomes increasingly prevalent, the nation is becoming aware of the potential financial implications of home renovation. Interestingly, in terms of public perception, 33% stated that if they saw someone having a new kitchen or patio extension installed, they might think they are doing financially well and better than average – but nonetheless would have likely borrowed some money to pay for it.

The client was a growing family of five who loved their home but needed more space. With a small garden, they had limited scope for a massive extension. Their priority was a kitchen with room for an island and a dining table that could seat up to 10 for entertaining. However, as there would be only five people using the kitchen during the week, they were concerned about the table taking up unnecessary space.

ABL3 Architects came up with a concept that met both needs. They designed a kitchen island with an integrated dining table that pulls out. During the week, the five family members use the island, while at weekends the table comes out for entertaining.

The dining table wasn’t the only challenge that the ABL3 team faced. Due to the way that water comes down from the property’s roof, the team had to pull structure away from it, essentially delivering a wraparound extension and meaning there was exposed steel at the end of the kitchen run, as well as an area with a dropped ceiling. Keen to maximise every inch of space, the team worked within these parameters to turn the end of the kitchen into a reading nook, with a corner window and a bench seat. ABL3 painted the exposed steel pink and made a feature of it, adding a hidden bookshelf beside it at the end of the reading snug.

The reading area provided the family with an additional space to enjoy but without eating into any more garden space, while also working with the practicalities of collecting the water on the roof. Outside, meanwhile, the team included a full-length storage run with a bench seat.

There’s a further bench seat within the kitchen, providing plentiful storage and creating yet another area for the young children to enjoy while their parents keep an eye on them while preparing meals. The kitchen bench was designed in the shape of a giant clothes peg. This lovely bespoke feature evolved out of a solid block of timber that the client was able to source from their family business – a builders’ merchant.

With a fairly tight budget for the project, the family business came in handy in numerous ways. Offcuts and bits of unwanted wood were transformed into features, while doors were upcycled. There was an emphasis on not wasting wood. Inside the larder door, for example, the timber that was left over from the cut-out for hob was used to carry on the worktop within the larder.

Budgetary constraints also inspired some creative thinking about the window at the end of the kitchen. The client wanted a window that would open. However, glass is expensive, and moveable glass even more so. As such, the ABL3 team came up with the idea to flip the window around. They built a zigzag window with timber cladding and a cat flap, structured so that the timber is the part that opens – a far more cost-effective and imaginative way of meeting the client’s brief.

Tamsin Bryant, Architect, ABL3, recalls:

“This was such a personal project, as the extension was built entirely around the family’s lifestyle. The budget inspired us to think creatively about design and materials, ensuring we delivered value at every turn, while creating a really special series of spaces with outstanding attention to detail.”

To maximise light in the kitchen, the ABL3 team created long slots in the roof to draw light into the space. The back of the house was previously very dark, so this transformed the feel of the space into something light and airy, which the client very much appreciated.

What to do with the middle room at Second Avenue was the other major challenge, as the room would lose light due to the extension. After careful consideration, ABL3 Architects turned half of the space into a utility room and used the other half to add a bar, desk area and storage to the existing living room, via a built-in joinery unit. The design made sense of the darker part of the room, giving it character and functionality, rather than simply creating a dim corridor! The whole family can now use the space without feeling on top of each other. It’s not quite open plan – it’s flexible living, with spaces that double up for different purposes.

Planning for the Second Avenue extension was originally granted on 9 December 2019. However, the land had knotweed, which had to be cleared completely before any work could proceed. This meant that work on site started on 23 March 2020 – the day the UK government announced the first national Covid-19 lockdown.

The lockdown created plenty of disruption and delays, with the steel and glass windows taking longer to arrive and the schedule slipping when the electrician and others had Covid. The ABL3 team flexed around the issues, ordering materials as far in advance as possible and juggling workflows, so that the project was finished in September 2020, six months after work began.

Gira, one of the world’s leading full-range suppliers of intelligent building solutions for commercial and residential properties, blend comfort, connectivity and style at The Edge House, a deluxe smart home near Krakow in Poland.

Just four kilometres from the city centre, a former quarry has been redeveloped in true contemporary style and is now home to The Edge House, a luxury property defined by its extreme architecture, angular slate roof and minimalist aesthetic.

With a quarry edge measuring 8 metres high, the extravagant plot location proved to be a major design challenge, which was amplified by the planning restrictions as pitched roofs are a legal requirement in this exclusive neighbourhood. However, the homeowners wanted an original and creative solution for the plot and so their search for the perfect design took two years.

Several architects were commissioned, but the design concepts never quite met the clients’ expectations. Architect Przemyslaw Olczak from the internationally acclaimed studio Mobius Architekci in Krakow, finally won their trust and was awarded the contract. His idea was to build the house on the quarry edge. He placed the building on the rugged cliff, adapting it to the contours of the slope with steeply inclined façades and using dark slate to offset it against the existing pale limestone.

The exquisite building is made truly extraordinary through the architect’s ingenuity with differences in height. Viewed from the south, The Edge House looks like a single-level home, whilst the cliff side to the north reveals three storey’s that appear to be integrated into the rocks. The homeowners wanted a wildflower meadow to be incorporated into the design. In order to prevent the house from overpowering the meadow-rich plot, Ofczak designed parts of the site to slope slightly downwards towards the south and west sides of the building. This reduced the height, whilst simultaneously creating a private living space and pool area out of sight. Several balconies and terraces ensure that the residents can enjoy the sunshine or the shade as much as they wish.

The understated architecture continues inside with 850 square metres of living space on three levels: a basement, ground floor and first floor. The entrance is at ground level and leads into a spacious kitchen and open plan living and dining area. To the right of the entrance, there is a media room and one bedroom with a guest bathroom. The upper level boasts two large bedrooms with bathrooms and dressing rooms, in addition to a work and office space.

Minimalist yet multifunctional: Gira Smart technology completes the concept. The Gira Esprit Design Line is the perfect complement for the elegant interiors and as the homeowners wanted extra comfort and sustainability, they chose a KNX system from Gira to install many complex functions. At the heart of this wired bus installation is the Gira HomeServer, which enables the household to control the building technology thanks to a range of different devices. By adding the extra power of the Gira FacilityServer to the Gira HomeServer, the KNX system at Edge House links everything together: from door communication, the security/alarm system, blinds, electrically-operated windows and doors to the audio system, lighting, heating and climate control technology.

The Athletes House is a private bespoke extension located in Hampshire completed in Autumn 2021 by award-winning, Winchester-based Architects AR Design Studio. The clients came to the Studio with the brief to extend and transform their 1950s home.

Though the clients describe themselves as “polar opposites in the things we like and the way we live,” spatially they both wanted to extend the living space at ground floor to open the house up to the garden and achieve an extra bedroom on the first floor. They are also both extremely active and regularly compete in triathlons. Fuelled by lock-down, a crucial element of the design was a gym and 25m external lap pool where they could train for events from their home.

The couple were divided on one key point, whether to keep the existing 20th-century house and its low-quality, piecemeal additions to the sides and rear. AR was posed with the question “What to do when a couple wants two different things; one wants to live in a traditional house and one wants to live in a contemporary dwelling?”

AR’s strategy was not so much to extend the existing dwelling, but rather to build a new house on the back of the old one. This way, both parties received what they wanted. This entailed reorienting the internal layout, with the key spaces now sitting within the new build physically connected to the garden.

The new build contrasts the old, box-like, house with a series of walls and roof planes that define spaces without enclosing them. Brick planes stretch out into the garden and focus the views, while the open plan kitchen, dining, and living area flow between them. The continuation of the masonry from inside to out, large format glazing, and a continuous floor finish are all used as design tools to blur the threshold between inside and out. The planes also read on first floor, with the gaps between infilled with glazing and timber slats for more privacy in the bedrooms. This results in the outside coming into the house and the inside reaching out to the garden.

The pool and gym are situated in their own bay, with one end of the pool recessed into the building façade. Its form both projects into the building massing and extends into the garden, further contributing to an obscured threshold.

These planes also provide the floorplan with a clear organisational structure. Where the previous layout lumped spaces wherever they would fit, the new plan provides a clear circulation corridor that runs along the intersection of the new and old dwellings. This is repeated on the first floor to create a rational and logical spatial structure throughout.

A horizontal roof plane sails out to create covered external areas at the ground floor, breaking up the verticality of the brick fins and provides solar shading and much-needed shelter from the British weather allowing the external areas to be used year-round.

A volume of the existing house has been opened up to create a bold double-height entrance space. This houses a folded steel staircase and bookcase, contrasting with the period sash windows while giving a hint of the contemporary palette to come. The remainder of the Georgian-style property house has undergone a more traditional renovation with every room updated to a 21st Century standard of living. Bathrooms, bedrooms, and a snug have all been remodelled, maintaining the period features and sash windows in line with one of the clients’ preferences.

By carefully consolidating the client’s differences the extension and refurbishment has transformed the 20th-century house into a spectacular family home, creating a dwelling completely bespoke to their active lifestyle and individuality.

Industrial Lighting Design Q&A with Marketa Rypacek from Industville

What is industrial design in interior design?

Industrial style decor comprises of stripped back architectural details, including the use of exposed brick, concrete, raw metal and wood, as well as salvaged materials. Industrial design takes inspiration from the lofty look of warehouses and factories, creating the perfect juxtaposition of rustic and modern, rough and homely.  In terms of interior design, it is all about achieving a raw edgy style that looks unfinished, yet cohesive and unique.

 

Where did the aesthetic come from? Was it a reaction to something? Any idea what year it became prominent or when it was popular?

It was back in the 1970s when the now infamous industrial style really took hold.  At that point, many warehouses, mills and factories were turned into homes for people to live in and rather than concealing the raw elements such as the rough bricks, exposed metals and pipework, Interiors Designers decided to embrace them.  People loved this new honest, authentic look with its clean lines and open spaces, and 50 years on it remains as popular as ever.  In today’s busy, frantic world, this pared back, simplistic and unfussy style provides a much-needed calm feel to our homes, something we all welcome at the end of a hectic day.  Searches for ‘Industrial Décor’ have doubled in the past 5 years alone, proving the look is certainly standing the test of time – another feature which makes it so appealing.

 

Were there any founding figures of the style?

Although it’s very difficult to pinpoint, many people often consider the first industrial designer to be architect Peter Behrens, who was noted for his influential role in the development of modern architecture in Germany. Beginning in 1907, Behrens was the artistic adviser for AEG, for which he designed not only industrial buildings but also small electrical appliances.

Another influential figure is considered to be Albert Kahn. He led a change in industrial design that brought factories, warehouses, and industrial spaces more in line with what we know them to be today. In the earlier days of manufacturing, different operations were often housed in different buildings. Kahn called for more efficiency and used new building materials to create massive structures that could house all operations under one roof.

How does industrial décor make a space feel? What does it achieve in an interior?

Industrial decor blends seamlessly with any style, be it sophisticated, traditional, or contemporary. The clean lines and statement elements of industrial spaces act as a perfect contrast to whatever they counterpoint. It’s neither too cold nor too warm, but rather helps strike the perfect balance. Despite its simplicity and minimal design, industrial style manages to create a statement interior. The juxtaposition of modern vs. vintage makes for a great, layered and considered living environment. Industrial style décor gives the homeowner the opportunity to customise the look using furniture and decor that are completely unique them and to their home, creating a beautiful and personal space.

 

How can a space be made to look industrial? Where to start?

The industrial look remains a timeless style for any interior and can effortlessly add a character to any room. Industrial interiors look their best when they embrace a unique finish that highlights individual character. Once you’ve stripped your interior bare, make sure you add touches of your personal style to transform it into a place that reflects you.

When creating an industrial style interior, ‘raw’, ‘exposed’ and ‘unfinished’ are key themes and if you keep these in mind you won’t go far wrong.  In terms of colour, a neutral toned-down palette works best for this look but don’t be afraid to add in the odd splash of black or dark grey, which looks great when set against metallics. Leave walls naked too, celebrating the raw brickwork or concrete, harking back to those original industrial buildings of the 1970s.

Focus on keeping the layout as open as possible. It makes the room appear spacious and more reminiscent of the industrial era. To prevent the space from looking overwhelmingly large, thoughtfully arrange industrial style furniture in groups to break up the space – this also helps to achieve the popular broken-plan living trend.

Quality natural materials play an essential role in making the interior authentic, so stick to functional materials such as metal, timber, bricks and tiles found in the industrial era.  These will all help to create that all-important balance between rough and smooth textures, another key element in industrial style. To achieve the industrial look with your furniture, look for pieces with exposed legs or arms that enhance its bare functionality. Dark toned materials, such as leathers and woods, also pair particularly well with metal industrial features.

Lighting plays an important part in industrial style interiors too and can be used to highlight features such as exposed brickwork, wooden beams or visible pipes.  Our vintage style industrial lights take inspiration from those used to illuminate factories in years gone by, and our ribbed glass shades, cool metallic colours and bulb cages are popular choices by those wanting to create an industrial vibe.   Alternatively, for a true minimalist look, try a bare bulb, complete with exposed wires, which can be hung either singly or also look great in a cluster.

What does industrial interior design look like?

When it comes to furnishings, an industrial interior requires features to be practical and uncomplicated. Clean lines, simple forms and stark contrasts are a must, but this simplistic approach does not mean you have to compromise on comfort.

Living areas are particular spaces where you should be able to relax comfortably; it is possible to make a warm, welcoming environment even if practicality is prioritised. Make use of a few key textures while sticking to a cool, neutral colour palette. Try to avoid too many accessories, like an excess of cushions.

It should go without saying, but metal fixtures are a vital component of this look. Depending on your overall theme, handcrafted metals can add to the feel of rough, exposed loft spaces brilliantly but can also provide a sleek, refined look perfect for a range of spaces.

Industrial interior design emphasis is placed on the use of natural, bare finishes and materials. The main characteristics of industrial style are exposed metals, wood, concrete, and bricks, so that the room looks ‘unfinished’. Colours are kept warm, earthy and neutral, staying true to the nature of the materials.

How has industrial style evolved?

This transition freshens up the signature industrial aesthetic, providing an excellent opportunity for creative expression. When it comes to creating a feeling of luxury, dark tones are where it’s at. We see dark kitchens being on the hot list, as well as dark-toned living areas and bathrooms too.

Who is best known for using the look now?

The industrial interior trend can be seen everywhere. Walk across the high street and you can see it many shops and commercial settings such as Brewdog, Caffè Nero, Pizza Express, Paul’s bakery, and Superdry for example. It’s also a popular look that is being embraced by interior designers world-wide and can be seen on platforms such as Instagram and Pinterest, further supporting it popularity.

 

How do you soften an industrial look?

When working with an industrial-style design, it is important to create a homey feel to an otherwise cool space. A blend of soft colours, textures, patterns, and oversized furnishings can add a level of comfort and warmth to industrial-style design.

Embrace texture with oversized rugs and plush fabrics to contrast with the raw materials of an industrial space, this will instantly take the interior from cold to warm.

One of the biggest design elements that can be used to add warmth to a space is lighting. All too often with interior design, the lighting is an afterthought, but it is important to do your research and invest in quality lighting.  The material the lights are made from make a big difference, so avoid plastic finishes as these will devalue the whole look of the interior.  Choose handcrafted, high-quality fixtures that will bring an extra touch of luxury and add some texture to the space too.

To accomplish a warm, welcoming room, you need to embrace the whole range of lighting sources available, pendant lights, recessed lights, chandeliers, track lighting, tall floor lamps, small table lamps, wall sconces, under cabinet lighting, and other spot lighting. I always advise customers to vary the lighting in a room to create little pockets and pools of light. Consider task lighting such as a table lamp with a moveable head or an adjustable floor lamp to help with activities such as reading, working or sewing. Accent lighting can then be used to highlight a piece of artwork, plants or architectural features in the room.

The number one consideration for lighting any space, no matter what the size, scale or budget has to be a dimmer switch. Dimmer switches are a quick and cost-effective way of offering multiple lighting levels in a space, allowing the homeowner to set the tone and change the atmosphere of a room instantly. For instance, you may prefer a low, dim light for entertaining guests at a dinner party, but still require the option of full brightness in that room if you’re reading later.

If you’re after a soft industrial style, brass lights add lovely visual texture to a space while having a slightly softer quality. Brass lights are often popular for bathroom spaces, but they can also bring energy to lighter-toned kitchens and hallways. Copper is a classic industrial material perfect for adding a splash of brightness to the dark, rugged industrial look. Alternatively, it is also a fantastic metal for bringing warmth and modernity to a space. Pewter and black metal finishes are perfect for those looking for more of a subtle look. While keeping that natural metallic texture, our pewter shades offer sophistication and versatility for any space.

 

Is industrial design still in style/going out of style?

Industrial design is timeless and will never go out of style, but it is constantly evolving. There is less emphasis on the rusty and rough, with a clear shift towards the premium, luxurious and high-quality materials that will stand the test of time.

Recent events have given homeowners the chance to appreciate every aspect of their homes a little bit more. While we have always cared for our home interiors, we have seen much more attention focused on creating the much sought-after inside/outside look and how we can strengthen the connection from our home to our outside space.

With more time being spent at home, we demand more from our spaces, both inside and out. The expectations for our outdoor living space now hold the same design opportunities as our home interiors and consequently we have seen an emerging trend to take the industrial look into outdoor spaces.  There has been a huge demand for IP65 rated industrial lighting being used to create chic outdoor kitchens, bars or garden terraces for example.

Bathroom surface expert, Bushboard, has extended its award-winning collection of Nuance wall panels with the launch of 11 new décors. The additions have been designed to reflect changing interior trends and meet demand for natural looking bathroom wall solutions without the need for complex tiling.

The new décors enhance the brand’s existing ranges – Nuance, Nuance Designer, Nuance Acrylic – as well as Nuance Vanity Worksurfaces, offering a wide choice of mix and match designs that can be used as a counter top for sit on basins or to create shelving for towels and accessories.

“I was going to walk in the footsteps of my grandfather” – that was the motivation of the architect when he agreed to renovate this residence built by his grandfather, also an architect. And with a particularly emotional commitment, the grandson began a contemporary reinterpretation of the main residence, two generations apart.

 

The project is also a meeting, a consultation between architect and client; a client himself involved in construction and holding a vigorous viewpoint. The latter is committed from the start to being the ideal client, and he endeavors to demonstrate his availability, reliability, investment and, of course, his high standards. It was a robust consultation with sustained commitments.

 

With the help of new technological solutions, the architect was able to “frame” the views and position openings in their ideal positions. A permanent frame on a quiet environment.

 

The challenges were abundant. It was necessary to integrate the modernity of the equipment and the networks, while keeping original parts, including a heat pump, an elaborate home automation, air conditioning, LED lighting and to utilize different materials which the agency had not previously used, including leather and brass.

 

Finally, the maximum size for one of the many bay windows was attained. Today, we could not see how to design a larger one.

 

The architect will complete the project based on two assets: the first is close consultation with an exceptional client, as expected; the second is the pride of extending the project of his grandfather, while preserving an authentic architectural heritage that is currently no longer feasible, as in the case of building a house with a pitched roof.

Claywood House 

Claywood House, a new 5-bedroom low-carbon home in Hampshire, is a perfect example of combing unique materials, high-performance bespoke glazing and innovative green power sources to create a sustainable family home.

Splitting their two-acre plot of land in half, the client wanted the new home to contrast the existing one completely, so from the original design of a gothic home with turrets and a red brick exterior came this stunning modern home design with timber cladding, pale brickwork and a minimalistic glazing package.

Significant excavation was required to level the ground for this luxury new build home before the building could start, and space had to be dug for the home’s new indoor physiotherapy pool. The home also has lift access and a clear entrance point for ease of access for all the homes occupants.

Utilising a ground source heat pump, a 12kw photovoltaic array and a mechanical heat recovery ventilation system, this low-carbon home showcases exactly how a new home should be built, with the future in mind. IQ are always looking to utilise the latest advances in glazing technology to ensure the systems stand the test of time and will still perform just as well in 20 years’ time.

Bespoke timber cladding was used for the upper floor of the home, designed to mimic the surrounding trees. The deep coloured wooden slats line the home in a rhythmic pattern, only disrupted by the frameless glazing which allows a vast amount of natural light into the internal living spaces.

Grand Designs interviewed the homeowners after the build, talking to them about how the design of the new home revolved around being completely wheelchair user friendly, even down to the smallest details. From a lowered kitchen sink to an elevated washer and dryer, the architects on the job left no stone unturned when it came to a home that was usable for all members of the family.

Internally, the home uses a mostly bright colour scheme to increase the perceived size of the space, which is also aided by the huge influx of natural light that enters through the glazing. Splashes of colour and dark feature walls help to bring depth and character to the interior spaces.

Intricate joinery can be seen around the home, and these delicate details bring the design to the next level creating a truly luxurious feel. And the placement of low windows and floor to ceiling glazing allows the sun’s rays to highlight these interior design elements.

The bespoke glazing package from IQ glass included minimal windows Sliding Doors at multiple points around the home. This sliding door system is the perfect choice for this type of project as the flush thresholds are certified for barrier-free access under DIN 18040-1 and DIN 18040-2.

The sliding door that was triple glazed and used the minimal windows 4+ framing profile was designed with the freeway base to maintain a completely flush threshold. This triple glazed sliding door system also included heated glass for condensation relief.

Wide corridors and open plan spaces allow the wheelchair dependent client to move around the house with ease and the flush threshold of the minimal windows sliding doors allows for easy access to the stunning garden space.

The east and west facing elevations of the upper floor both have floor to ceiling frameless picture windows, allowing the rooms to have clear views of the stunning landscape around the home whether you are seated or standing.

Working alongside the architects, the team at IQ designed every aspect of the glazing with sustainability in mind. This specialist glazing package utilised a wide variety of systems including slim sliding doors, structural glazing, steel framed fire rated doors and frameless effect roof glazing.

Within the systems, innovative technical glazing solutions were utilised including solar control glassheated glass and low iron glass. The heated glass was essential for some parts of the home as it prevents condensation build-up, making it a popular choice for indoor pool areas such as this one.

All the sliding door systems were motorized to make them wheelchair user friendly. Our motorized sliding doors have a range of control options from a remote to integrating it with smart home automation. Being able to open floor to ceiling slim sliding doors at the push of a button enhances the usability of any space.

Paul and Jane Hopkins knew from day one that Octagon were the developer to build their dream home. As Managing Director of St James North London – part of Berkeley Group PLC, Paul Hopkins was well aware of Octagon’s well-established reputation, delivering high specification homes in the most desirable locations.

 

Paul Hopkins comments, “I trusted Octagon from day one, as they share a similar ethos to my company, never compromising on attention to detail or specification. There is a true art to house building, engineering out complexity without losing quality, and Octagon deliver this like nobody else.”

 

The Hopkins spent a number of years searching for the perfect spot to build, eventually finding a 0.6- acre plot on one of Northwood’s premier residential roads. They already knew the estate well, having lived there for 5 years, before temporarily moving away to downsize. Once grandchildren were on the scene, they wanted the space to entertain, so upsizing was back on the cards.

 

Paul explains: “Our aim was to find the worst possible house on the best possible plot in the best road, to knock down the existing property and build a home to our exact specification. The plot we finally settled on was perfect, backing on to a bridle path and Ruislip Woods – we just needed the house to match.”

 

Octagon’s Bespoke team began by showing the Hopkins a number of earlier projects, showcasing the quality of product that Octagon deliver, and providing inspiration for their own bespoke home.

 

Paul mentions: “One particular home in Virginia Water stood out to us, and by coincidence was the perfect dimensions to fit on our plot. It was a huge benefit to be able to walk around a home that near mimicked what we were building, giving a feeling of the sense of space and light that we would achieve in our new home; a particularly rare luxury for any new build property.”

 

With planning submitted and approved, following the inclusion of a number of mature trees to mitigate the loss of a large oak, work soon commenced on their 6,500 sq ft, three-storey, six bedroom/bath Bespoke home, with the project completed before Christmas 2018.

 

Paul says: “We couldn’t be happier with the end result. Every element is exactly how we envisaged, from the exquisite stone detailing on the exterior, to the beautiful landscaping surrounding the home.”

 

“If I had to give a favourite room, it would be the master ensuite. Hidden behind pocket doors leading from the generous master bedroom, the bathroom is a masterclass in the use of book-matched marble. A feature bath sits central to a quadruple length walk-in shower, whilst a substantial roof-light provides views of mature Oak trees, providing a wonderful connection with the outdoors.”

 

Small details make a huge impact, with coffered ceilings throughout the ground floor reception rooms creating a unique and visually interesting feature, while L-shaped glass partitions on each side of the dining room enhance the sense of openness, and provide a practical barrier to prevent kitchen aromas travelling through the ground floor.

 

Paul comments: “Natural light is hugely important to us, so we incorporated a window that transcends the height of the home overlooking the South-facing garden; the result is a mesmerising column of light which greets us every morning.”

 

The Hopkins brought onboard interior design agency Killer5 from the very start of the project, meaning important details such as the placement of electrical sockets and lighting layouts were established before the first spade hit the soil.

 

Paul adds: “Bringing the interior designers in from the start of the process not only made it smoother and more efficient, but it also meant that the total cost stayed close to the original estimate.”

 

“Unlike other developers and industries where you see a basic model and know you need to spend considerably more for the added luxuries, at Octagon, a premium brand specification is the starting point. We chose to spend extra on media equipment, integrated ceiling speakers and security, but crucial details from the bathrooms taps to the kitchen appliances were all high specification as standard.”

 

Paul finishes: “Working for one of the most successful and detailed developers in the UK, it was inevitably going to be tough to really impress me, but Octagon did just that. Now we get to wake up in our dream home every day, and that never could have happened without Octagon.”

Lydden Hills, an exclusive new development in the North Downs has been revealed by leading Kent developer Pentland Homes. Set within an Area of Outstanding Natural Beauty, Lydden Hills’ distinctive modern architecture offers thirty-one three and four-bedroom houses each benefiting from gardens, terraces, and uninterrupted views of the rolling hills, located just a few miles north of Dover with UK and international rail connections.

The bold lines of Lydden Hills within the picturesque village of Lydden are the work of Procters & Matthews Architects. The architectural practice has established a reputation for distinctive contemporary homes in London and across Southern England. The design brief was to create a fresh, contemporary style informed by the agricultural structures of the Kent countryside. The result is a striking new aesthetic based around a palette of cool muted greys where detail and proportion combine to deliver a sense of place.

With its close proximity to the French borders, the development oozes cosmopolitan glamour. Honky, the award-winning, multi-disciplinary architectural and interior design practice completed the interior design, drawing on Lydden Hills surroundings of both nature and sea.

 

Paul Dawson, Design Director, Honky says:

“The stunning landscape of the North Downs and its tapestry of colours was the main inspiration for the design of the overall scheme, with the area’s natural tones of neutrals, golds, rusts and blues featured heavily throughout the homes. We wanted to evoke the reflection of the scenery into the design to create a warm, inviting and elegant home.’’

The colour scheme of gold, blues and dark woods create a luxurious feeling inspired by those of exclusive private beach clubs and the marble of the tables emulates the grey and silky nature of the pebbles on the beaches, and the artwork a reflection of the rugged white cliffs.’’

Each home has ample living space, and seven of the eight have two reception rooms. Spacious ground floor rooms are designed for informal family living with open plan living and kitchen areas equipped with Siemens and Zanussi appliances and a mixture of stone and laminate worktops. The homes have landscaped gardens at the front and large double bifold doors to the rear gardens which allow easy access to gardens with uninterrupted views. Homes benefit from either carports or garages, outside taps and burglar alarms are included as standard.

A mix of traditional two-story and three-story homes offers spacious living areas, those with additional floors have been designed with a more formal reception room with a quite area for study and working from home. All have double glazing, underfloor heating to the ground floor and Stelrad compact style radiators to upper floors. Principal bedrooms have large bi-fold doors that fill the room with natural light and lead to a decked upper terrace, taking in the view of the surrounding countryside, perfect to watch the sunset.

All houses include spacious bathrooms with full-size baths and feature contemporary white sanitaryware with black Vado mixer taps and heated towel rails while large de-mist mirrors are fitted over vanity units complete with LED lighting. Master bedrooms include connected bathroom suites and all bedrooms including second floor guest rooms feature full height wardrobe units.

Venice House by FINNE Architects

The Venice House creates a garden sanctuary in the city. Located on a long, narrow lot in the Venice neighbourhood of Los Angeles, the house comprises a dramatic series of folded roof planes and a collage of textured metal and wood exterior surfaces. The bulk of the house has been placed on the eastern side of the lot, making a linear garden on the western side. The wood living pavilion projects into the garden space, with a soaring hyperbolic paraboloid roof formed by exposed Douglas fir beams. A pool has been placed directly outside the living area, allowing this prominent part of the house to be mirrored by water.

The bedroom wing of the house frames the triangular living pavilion, which projects into the long garden space on the west side of the property.

The living area is enclosed by a continuous glass wall, protected by a 6-ft roof overhang. Oversized 8-ft by 10-ft sliding glass panel doors open directly to the pool, creating a seamless indoor-outdoor environment. The living pavilion itself is constructed with wood, both exterior and interior, establishing a contrast of warm wood to the cool metal siding that wraps the bedroom wing. The living roof is a hyperbolic paraboloid composed of tightly-spaced Douglas Fir beams. The beams gradually reverse their slope from one end of the living space to the other end, creating a curving interior line where the beams frame into the wall of the bedroom wing. The curvature of the hyperbolic paraboloid is made entirely with straight beams.

Simplicity rules the choice of interior finishes. White-bleached rift-sawn white oak cabinets and floors are combined with calm, white plaster walls.

The custom FINNE design work can be seen in a delicate custom steel light fixture hanging over the sculptural quartz kitchen island and cast-glass breakfast counter. Other FINNE design elements include a sculptural quartz powder room vanity, the spare steel and wood main stair, and the dense wood screen wall located outside the second-floor master bath. The crafted approach continues on the exterior with a unique handmade Danish brick, creating accent walls at the front entry and the living room fireplace.

The house was designed to be a sustainable structure from the start, with 40% higher insulation values than required by code, efficient natural ventilation, large amounts of natural lighting, water-conserving plumbing fixtures, LED lighting, locally sourced materials, and drought-tolerant landscaping. Windows have high-performance Low-E insulated glazing and are equipped with concealed shades. The house roof has been planned for future photovoltaic panels and hot-water solar panels.

Deep roof overhangs, built-in shades, and high-operating clerestory windows are used to reduce heat gain in the summer months. During the winter, the lower sun angle is able to penetrate into living spaces and passively warm the floor. Low VOC paints and stains have been used throughout the house. The high level of craft evident in the house reflects another key principle of sustainable design: eschew “throw-away-ism” and make the house last for many years!

Mark and Helen McCall have always been advocates for smart home living. Running the website ‘Automated Home’ for 25 years, the couple constructed their first self-build in 1999, building on their love and knowledge of home technology as the sector grew.

Then in June 2019, the couple started their journey toward building their second self-build, a fully automated property that would prioritise low-energy and low running costs, all integrated into one smart home system.

After finding the perfect spot in the drumlins of County Downs, close to family and already complete with planning permission for a traditional style home, the McCalls had to change the permissions to their own contemporary design and get to work on the build.

Working with 2020 Architects, based in County Antrim, the property was designed to be south facing in order to take advantage of solar gain in the main living areas, specifying six Keylite roof windows in ‘the barn’ – an open plan living, dining and kitchen area – and one in the first-floor landing.

The build had taken place with no major issues until March 2020, when the site closed for ten weeks during the COVID-19 outbreak. However, despite this, the project only fell behind schedule by a few weeks, and the couple moved into their brand new, fully automated home in July 2020.

Homeowner, Mark said: “We incorporated a lot of smart home tech into our first self-build home, which was a more traditional style, but each piece of hardware was running off a different system or app. We knew that this time round we wanted everything to be as integrated and automated as possible, controlling the whole home all from one place.

“As a low-energy household, insulation and ventilation are two very important factors for us. 2020 Architects understood that we needed some high-performance roof windows that would complement the extra insulation, air tightness and other low energy features we incorporated into the property.

“Being able to open up our roof windows to expel any excess heat has been fantastic, particularly this summer. Yet once the windows are closed, Keylite’s fully integrated expanding thermal collar and triple glazing ensures that minimal heat can escape, which has made the windows perfectly compatible with the rest of the features in our home.

“Another one of Keylite’s big selling points was its electric roof windows. These usually come with a standard remote control set up, but Keylite’s technical department went above and beyond. They spoke to our smart home suppliers, Epitome Living, and supplied additional pieces of hardware which allowed us to integrate the windows and blinds into our own system.

“We use a smart home automation system called Loxone, which controls everything – our heat pump, lighting, music, security and access, and of course our Keylite roof windows and blinds – all from our smartphones or the wall-mounted tablet in the kitchen.

“We have a pole-mounted weather station on our roof which measures the amount of light, rain and wind speed, and feeds back into our automated home system. If the house begins to overheat, the system will automatically open the windows to ventilate the room, and if the weather takes a turn, the windows will close. It’s a fantastic feature and is just one less thing we have to think about.”

Gareth Crooks, Senior Architectural Technician from 2020 Architects, adds: “Incorporating the Keylite roof window within the design was not only to allow for additional light to access the open plan kitchen/dining/living area, but also to help ventilate the large open plan space from potential solar gains due to the large gable window and two sets of sliding doors.

“When it reached the technical stage, the homeowners wanted to incorporate further automation, so we agreed that Keylite roof windows were the way forward with the introduction Keylite premium electric kit which was further linked into the automation by Epitome Living.”

The property’s structure is split into two buildings. Looking towards the house from the front, the left side is a vaulted single storey barn that contains an open plan area with a small utility room and pantry behind, and an integrated double garage beyond that.

Although a contemporary home, the stone walls reflect many of the agricultural buildings that surround the area, with floor-to-ceiling windows that look out onto the beautiful County Down countryside.

While inside boasts three bedrooms, high and vaulted ceilings, concrete stairs, solid floors and walls, as well as low maintenance finishes, on the outside a roof mounted photovoltaic (PV) solar system will be installed later this year to generate electricity from the sun.

Choosing internal doors for your home can be difficult with the number of options available on the market.

However, there are ways that you can narrow down your options by looking at your current interior (or the plans for the new interior).

For example, if you’re into the look of real wood you’d be best to choose an Oak door for instance.

If you like bright but simple interiors, a white door with very little detailing might be the one for you.

We’re going to look at the options you have when it comes to buying an internal door.

White Primed Doors

For a light and airy interior, white doors will be a solid choice.

They won’t stand out as much as doors with a different colour or texture, but most of the time this is what you’re looking for.

White also goes with almost every colour there is so tying it in with your current interior shouldn’t be an issue.

But if you still want to people to take notice of the new doors, stay away from the plain and simple designs and choose something with a bit of character.

Some white doors that you can purchase are simply white primed. However, you’re not always able to tell as the finish is so good! But it is advised that if you get a primed door, you add your own final coat of paint to it.

Oak Doors

Another very popular option is an oak door. If it’s a real wood look you’re aiming for, then this is a no brainer.

Oak doors come in both modern and traditional designs so rest assured there’ll be something for your home.

Because the door will be made from oak (or at least covered in an oak style finish), you can expect there to be a texture to the door – just as you would with any real wood.

It’s been growing in popularity over recent years and for good reason.

When paired with white skirting board and architrave, an oak door will really stand out against the background.

Grey Doors

The colour grey within interiors has seen a huge increase in recent times.

It seems that everyone is moving away from white as being a base or primary colour within their interior and opting for a shade of grey instead.

And now you’re able to choose grey doors to match those style interiors!

Unfortunately, the range isn’t as big as white or oak doors as the demand hasn’t reached that level yet, but the doors that are on offer are certainly not to be shunned.

The most popular shade of grey amongst interiors seems to be a light / mid grey so it does lend itself more to a lighter style interior.

Black Doors

For the bold interior, a black door can be a fine choice.

However, we don’t think you can chuck a black door in any home and expect it to work.

It’s a given that a home with a black and white theme will be accepting of black doors.

Also a home that gives preference to the colour black or is on the darker side of styling.

But a bright, airy and predominantly white coloured home just wouldn’t be suited to house this style of door.

Glazed Doors

Not so much a colour choice here, but glazed doors often lead into kitchens and we’re hear to say that this doesn’t have to be the norm.

Now, if you’re set on a style of door for your home there is more than likely a glazed version of the door to match.

Most of the time, this would be used between the kitchen and whichever room it leads onto.

However, if you want more light throughout the home it can be a good option to used a glazed door to allow this.

For instance, between the hallway and the living room. Maybe in the dining room too.

Not only will it allow more light into the rooms (providing the rooms have windows letting in the light), the rooms may feel larger to as you can see into the next room.

You should opt for a clear glass panel on the glazed door for a modern look. We think the frosted panels tend to look more traditional.

Stuart Dantzic, managing director of Sudbury based Caribbean Blinds has been selected for the prestigious Suffolk 100 list for 2022.

In collaboration with East Anglian Daily Times, the Suffolk 100 recognises and celebrates the achievements of those who have made a special contribution to the county in any field, from the business world, from cultural offerings, sport, education, the environment, the public sector or third sector. Those selected have been recognised for significantly contributing  to the energy, vibrance and success of Suffolk during the last four years.

The last time the list was produced was back in 2017 so there was an excitement in the air to see which new names and faces would be added.

A process of public and private nominations to flush out the most influential people in Suffolk, was followed by a judging process by a panel who then chose the 100 individuals to be included in the list. The top 100 will attend an exclusive reception celebrating the Suffolk 100 at The Hangar, Kesgrave Hall, Ipswich on Wednesday 30th March 2022.

 

Stuart Dantzic, Managing Director at Caribbean Blinds, commented:
