The Camargue® is an innovative terrace covering equipped with a bladed roof system, that can be closed off on both sides with wind-resistant Fixscreens®, glass sliding walls, Loggia® sliding panels or a combination of the former. The roof consists of extruded aluminium blades that can be tilted to adjust sun-protection and ventilation as required. In closed position, the roof system is fully waterproof. Even in heavy showers, concealed guide water channels drain the water towards the columns.

With a snow loading rating of up to 110kg/m2 it also has a wind resistance of up to 120km/h for closed blades, this system is ideal for areas prone to bad weather.

This water drainage also operates when the blades are opened up when it has stopped raining, and this ensures that the furniture on the patio remains protected.

By adding side elements, the Camargue® can be customised at infinitum. There are wind-resistant motorised Fixscreen® available in no less than 50 colours and these can be fitted with Crystal windows. You can build in glass sliding doors, also combined with screens! The Loggia® sliding panels offer yet another possibility. These can be equipped with the same fabric as the screens, or with WRCeder sections.

A great deal of engineering work has also gone into the quality of the finish. For example, all the fixations are virtually invisible, any electrical cabling can be completely hidden out of sight, and the floor fixings can also be concealed.

The Telguard range of telephone, GSM, and soon to be released, SIP based intercom systems are suitable for new build or retro fit. Designed, developed and manufactured in the UK since 1992 we have provided entry solutions for thousands of projects nationally and overseas.

The telephone based system plugs in to a standard analogue telephone socket or phone system extension and the GSM system requires a SIM card. The SIP product requires a Broadband connection and a link to the LAN or local Wi-Fi. The only other requirement is for local power and the intercom can be installed.

Installation is not disruptive as the installation takes place at the entrance to be controlled and there is no need to put handsets into flats or houses as they are already in place – their own telephone or mobile.

The telephone numbers of the apartments/houses/businesses are programmed into the intercom system with any access codes required and the system is ready for use.

A visitor enters the flat or house number into the intercom via the keypad and then presses the ‘CALL’ button. The receiver of the call picks the telephone and can speak to the visitor and allow access by pressing a digit on their telephone keypad. This sends a signal to the intercom that activates the door lock or entrance gate and the visitor is able to gain access. If the receiver of the call does not want to grant access they simply put their phone down to end the call.

If the resident is out, the system is able to divert the call to up to 8 follow on numbers. This could be to a mobile phone or even a Call Centre where access may be granted from.

Telguard benefits from an internal battery backed time clock which enables timed access PINs, timed number divert, disable the system to prevent unsociable calls, timed trade access via a ‘Trade’ button or PIN and a number of other timed features. This facility also updates from BST to GMT as required, again removing the need for a site visit.

Any alterations required to telephone numbers or PIN codes can be actioned by the system installer and can be carried out remotely reducing the need for on-site attendance.

The Activity Logs provide a record of every function that the system performs backed up with accurate time and date information. The Logs also provide a ‘Dashboard’ to the installer providing operational information ie. Voltage, temperature.

The Telguard system is not only quick to install compared with hard-wired systems but also extremely flexible. Calls can be answered on cordless telephones making it possible for users to answer entrance requests while going about day to day business or it is possible for a mobile phone to be called for access requests.

We are able to provide systems with backlit keypads and buttons, integrated proximity access and video. The video picture can go to a dedicated monitor or into the communal TV aerial for viewing on any television in the premise.

DDA systems are available with large halo illuminated Braille buttons with big letter, easy to read displays and audio and visual call progress indication.

Bespoke applications are also undertaken making it possible to provide almost any style or shape of system. It may be that we have to provide a system to replace an existing installation so we are able to manufacture our panel to fit the aperture of an old, non functional system.

We are able to manufacture systems in different finishes and colour schemes, we powder coat stainless steel so as to not impact on the vandal resistance of the panel..

As advances in technology arrive in to the public domain, we are always in a prime position to make the most of these advances thanks to our in-house development team. We are also able to engineer modifications to software and hardware should a specific requirement be requested.

Our systems carry a 2 year return to manufacturer warranty which can also be extended.

Under Floor Air Conditioning: what makes our systems different?

By using the plenum beneath a raised floor as the ventilation zone instead of traditional ceiling based air conditioning, it is possible to eliminate much of the ceiling based duct and pipe work leading to huge savings in construction materials, installation costs, fit out and reconfiguration costs. 

Building services traditionally consume a large proportion of a building’s operational energy use, and construction practice often leads to wastage of materials and consequently the embodied energy stored within these materials.  By adopting the AET Flexible Space approach, an amount of this energy can be conserved using modular, pre-engineered equipment, especially the time and energy spent during the construction phase.

Removing the ceiling void can also have a huge impact on the use of internal space within a building.  Duplicating the floor void for cable management and ventilation lends itself to height savings in new build construction and refurbishments alike.  The floor void beneath the raised access floor is usually in the region of 150 – 200mm, and a ceiling based air conditioning system typically requires a void of 600-700mm bringing the total services space requirement to 750-900mm.  By adopting an underfloor system with floor level supply and floor level return, ceiling ductwork and lateral pipework can virtually be eliminated.  A floor void of only 250-300mm is required to accommodate the cabling and fan terminals, equating to increased headroom of 200-400mm in this example.  Where the slab to slab height is severely restricted, a slimline fan terminal which only requires 180mm floor void space can be used.

In new build construction this height saving can lend to additional lettable space or reduced building height, which in some cases is necessary to achieve planning permission. A tall building in Hong Kong adopted this system and was able to fit in an additional floor for every ten floors constructed due to the height savings created by this concept.  Transfer this across construction and it has been said that it is possible to construct another building with the cost savings realised.  Build ten buildings, get one free!  Undoubtedly attractive to any forward thinking developer.

Plenum based air conditioning can also maximise the floor to ceiling height in refurbishment projects.  In the UK, older building stock often has features such as limited headroom and smaller floor plates making it a challenge for engineers to accommodate the preferred 2.5m headroom using traditional ceiling based air conditioning systems.  Perimeter systems can be considered but this brings the penalty of loss of prime lettable space and also makes it difficult to ventilate internal areas.  Without a minimum floor to ceiling height of around 2.5m letting agents are reluctant to promote commercial space as Grade A accommodation, all important to today’s corporate clients. Testament to this approach is the number of refurbished buildings that have adopted the underfloor concept as a solution to slab to slab height restriction. 28 Savile Row, Tricorn House in Birmingham, 76-88 Wardour Street, Bloomberg at City Gate House in Finsbury Square, No. 1 Cavendish Place, 20 Cannon Street, 196 Deansgate in Manchester, 180 Great Portland Street amongst others in the growing refurbishment market.

The height saving benefits of under floor systems are well proven, but that is not all. Minimising waste and energy consumption is achievable through using modular and flexible equipment that is easy to operate, clean, maintain and re-use. In this way UFAC systems can help architects, developers and clients’ future proof their buildings for the next twenty, thirty or forty years.  The ability to adapt to change of use is all important and as most HVAC systems are fixed, they can easily become unsuitable or even redundant leading to huge wastage and high costs.

Facilities managers are frequently challenged by the pace of office churn, often restricted by fixed, stand-alone services with minimal or no control.  Complaints of draughts and cold feet are common and so many times one sees ceiling diffusers switched off or covered with sticky tape and paper in an attempt to divert air when workers are based in a less than ideal position.  AET Flexible Space systems are modular and adaptable. It is interesting to note that when users are free to choose their environmental temperature they often choose higher temperatures than engineers design for; as a result considerable savings in operational energy can be made.  A rise in setpoint temperature of 1oC will often reduce energy by as much as 10%. The FM can observe that users are selecting higher setpoints and can re-set the zone units accordingly, enabling fully functional control.

Air conditioning is often the biggest source of complaint in office environments with around 20-30% of workers not happy with their temperature; either being too hot or too cold.  Adaptable, flexible and re-usable HVAC systems are crucial for providing comfortable work space for commercial interiors.  A recent World Green Building Council report demonstrates that the design of an office impacts the health, wellbeing and productivity of its occupants.  Indoor air quality, thermal comfort, noise and interior layouts can all be effected by heating and ventilation design.  Flexible Space systems can eliminate user complaints with the personal local control feature, or by simply relocating fan terminal units to an alternative position.  With worker comfort being directly attributed to productivity and around 90% of business operating costs attributed to staff, the potential impacts of indoor environment design should be a major concern.

When installing drainage and ventilation pipework in high rise buildings, traditional design standards dictate that a secondary ventilation stack has to be used to overcome air pressure changes. This is to account for the positive and negative air fluctuations that can compromise water trap seals due to the unsteady flow of water through the pipe work. Incorrect air balance can result in blowback and siphoning of the water seal in the trap, which could pose a public health risk.

To maintain stability in a drainage system, it is necessary to alleviate this change in air pressure immediately. This response time is paramount for protecting water trap seals, with traditional secondary pipework system thought to be the only way to provide this function.

There are many factors to consider when installing secondary pipework systems, which continue to be the industry norm. For Instance, installing a secondary stack ventilation system requires more installation time and materials, and in turn takes up valuable floor space, a major factor when limited space is taken into consideration.

Rather than a secondary ventilation piping system, air regulatory and attenuator valves can be installed in high rise buildings drainage stacks to balance negative and positive air pressure fluctuations.

Products such as the Polypipe Terrain P.A.P.A and Pleura valves are a proven alternative to replacing traditional secondary vented drainage systems. The P.A.P.A (positive air pressure attenuation) valve is designed to react to and attenuate positive pressure transience within the drainage stack of high rise developments providing a perfect venting solution for any multi-storey building.

The Pleura valves are designed to allow air into the system when negative pressures are experienced. When these two valves are combined, the effects of positive pressure such as blown sink and WC traps and negative pressure siphoning traps are mitigated, thus removing the need for a traditional secondary vented pipework system.

There are other potential savings to be made through the removal of secondary vented drainage systems. As less vents are required there is also a reduced requirement for floor penetration to install fire collars, something a secondary vent system would always require.

The removal of a secondary vent also reduces the drainage system footprint, meaning there is greater flexibility in the design of internal drainage systems.  This increased flexibility means that building designs, and room layout, are no longer dictated by strict pipework systems, providing numerous benefits to architects, interior designers and building owners who have more sellable space.

Secondary venting also proves to be a much less effective solution for very tall, or complicated, drainage systems as the time lag that occurs when communicating a change in ambient airflow in the pipework can result in an ill performing drainage system.

The PAPA and Pleura valves have been tested in buildings up to 39 stories high and have BBA and LABC approval, making them the best option for designers, architects and installers.

The increasing emphasis of design life value when specifying for commercial projects has prompted the development of metal façade and roofing systems of greater durability and lower maintenance. Despite its technical advantages, however, use of stainless steel has been held back by the perception that it is expensive.

Comparison of metal prices per tonne would certainly preclude selection for most projects but its enhanced strength means that thinner gauges present no compromise in strength. When comparing cost per square metre things therefore look very different.

To put this into perspective, a typical minimum façade thickness for aluminium and copper is 1mm compared to zinc at 0.8mm and stainless steel at just 0.5mm. Though roofing systems can be slightly thinner, a simple 300m2 area requiring around 1 tonne of stainless steel will still weigh 1.5 tonnes or more in zinc or copper (and more than 10 tonnes in lead)! For large projects such as the new £45m, 80,000 sq. ft. Marks and Spencer and Wagamama restaurant on Glasgow Fort retail park, UGINOX® 0.6mm stainless steel shingles specified by architects Cooper Cromar saved around 18 tonnes in façade weight. In terms of aesthetics, the highly smooth, polished 2K finish provides maximum resistance to accumulation of contaminants and was described by the architect as ‘an elegant stainless steel-clad box’. It undeniably forms a distinctive feature when approached from the motorway.

Among the many factors influencing use of metals in construction, the need for greater sustainability has been an undeniable driver of change. Stainless steel has been associated predominantly with highly polished finishes but the choice of visual effects now available includes linen, lozenge and chequer patterns in a palette of different colours and textures. Traditional bead and sand blasted options all show a level of detail which can only be achieved through use of advanced rolling techniques.

The desire to use colour and texture has never gone away and the growing use of stainless steel owes much to the introduction of these contemporary colours and finishes, the affordability of which is gradually becoming more widely appreciated. Where once there might have been little or no consideration of aesthetics there is now greater scope than ever before to put a personal stamp on design without adversely affecting performance.

The variety of colours and finishes in stainless steel is perhaps best illustrated by English Heritage’s endorsement of a material which, through natural patination, takes on the appearance of aged lead sheet. UGINOX® Patina provides scope for use as a standing seam or roll batten finish and has a low coefficient of expansion which enables tray lengths to be up to 20 metres. The thin gauge greatly reduces structural loading on centuries-old timbers, a 0.5mm system weighing 4kg/m2. While clearly wanting to encourage lead’s continued use on historic buildings, it was considered pragmatic to approve stainless steel because of its appearance, long design life and affordability. Where lead theft continues to be a risk or lack of funds / insurance preclude its use, stainless steel offers the vital balance between retention of the visual aesthetic and long term performance. Unlike lead, it is not susceptible to cold working fatigue and can be soldered at low temperatures. Just as importantly, it can be used in harsh environments.

Such developments are a world away from the highly polished finishes with which many specifiers still associate the metal. Dramatic façades such as that on the John Lewis Store and Cineplex in Leicester undoubtedly take the eye by reflecting colour and changing light. A 34,000m2 rain screen was commissioned in a mirror finish but to diffuse the large area into a series of smaller reflective surfaces the metal was ‘pleated’ at different scales. It is so smooth that the finish is virtually self-cleaning and the exterior ‘curtain’ concept has been taken into the outer fringes of the interior.

Stainless steel is being used in diverse projects ranging from self-builds to transport infrastructure. The new Galashiels interchange building has been much in the news following the long awaited re-opening of the Borders railway linking to Edinburgh. It has a durable matt façade in what was also designed as a ‘statement building’. Given the predisposition to consider stainless steel as uncompetitive against other metals, the most critical element in this particular project was that, by virtue of weight and gauge of material used, it saved more than £11/m2 over anodised aluminium.

Once installed, stainless steel presents no risk to potable water and will not stain masonry or timber. It is 100% recyclable so can be used to re-manufacture roofing, façade, rainscreen or rainwater products. An exceptionally high melting point gives high fire resistance, while the material’s tensile strength is twice that of copper and more than four times that of aluminium. For over 100 years, the metal’s high performance has prompted use in the most demanding industries and environments. Now, outstanding corrosion resistance and design life are prompting use of stainless steel in increasingly complex specifications. With demands for high end aesthetics and low maintenance, it is surely set to be specified for an increasingly high proportion of projects.

The wait for The January Furniture Show, (NEC 24-27 January 2016), is nearly over, its less than 6 weeks until the doors open. The Christmas feast will be a distant memory with a new one full of colour, texture and inspiration taking its place in 5 halls of the NEC. 

The A list of over 450, UK and International exhibitors will launch 1000s of new designs, new collections and new innovations.  There will be everything on display for interior furnishing and décor including upholstery, cabinet, beds, flooring, fabrics, lighting, soft furnishings, mirrors, pictures and decorative accessories.  This show is a must for retailers, interior designers, contract buyers, architects and developers.

The UK excellence in upholstery will be seen at its best with some of the biggest brands revealing new styles and covers.  In Hall 1 Duresta, Wade, Collins&Hayes, Parker Knoll, Westbridge and Tetrad will show everything from classic designs in contemporary geometric and floral fabrics to traditional designs with a modern spin in aged leather and wool.  While in Hall 5 Buoyant, Furnico, and Lebus lead the way with new comfortable and practical designs in a variety of traditional and contemporary fabrics.

Cabinet, no longer a sea of oak, made from woods including acacia, mango, walnut, beech, pine, structured board and reclaimed wood will be on display.  There will be dining and occasional tables made from marble, stone, glass and metal.  See Baker, Mark Webster Designs, Willis&Gambier, Ercol and Bentley Designs in Hall 1 or Nathan and Kingstown in Hall 5 for some of the best.  For cabinet with a different style head to Gallery Direct, Libra and Pacific Lifestyle in Hall 3, who bring original themed collections to the cabinet market, with corresponding accessories for a complete interiors look.

The wide variety of choice in beds and mattresses will be most notable in Hall 5.  The UK has some of the best manufacturers and suppliers of beds including Sweet Dreams, Kaydian, Highgate, Serene, Sherborne, Slumbernights Ltd and Vogue.  All bring new styles and innovative technology to the Show ranging from Vogue’s vacuum packed mattresses, Breasley’s Bionix mattress collection, Sweet Dream’s button backed upholstered bedframes, to Furmanac’s smooth motion selections.
